Ok here is my effort on untangling the scientific description of the Crassula corallina: Perennials with prostrate or decumbent (grows along ground, rather than upright) for up to 8cm long, glabrous (without hairs), herbaceous (not woody) or rarely somewhat woody towards the base with thin tap root and many advantageous roots on the decumbent branches or with a swollen tuberous root with old leaves often remaining attached for a short while. Leaves are sessile (without stalk or petiole), usually angular to obovate(reverse ovate, narrow base, wide above middle) to almost rhombic (3-fold face), 0.3-0.5 (-0.6) cm long, 0.2-0.5 cm broad, usually abruptly tapering into more or less bluntly acute (gradually tapering to a point) apices, cuneate (inversely triangular) to subpetiolate at the basis, more or less convex on both surfaces and thickest near the apices, minutely warted and covered with a greyish wax which often flakes on the exposure surfaces, grey-green to grey-brown, sheath membranous and up to 0.05cm long. Hydathodes scattered over exposed surfaces, mainly on upper parts, clearly visible. Now Crassula corallina is devided into 2 subspecies where there is obvious difference: Crassula corallina subsp. corallina (pic) Differences: Produces fibrous roots up to 0.2 mm in diameter and advantageous roots (roots on the stem at leave base) along branches. Crassula corallina subsp. macrorrhiza Differences: Does not have advantageous roots along branches and a definite swollen taproot! Hope this help a little further..LOL!

Hi Sugarbaby, Your post was very interesting and it will be exciting to see what the gurus help you figure out. I'm not a guru, but I'll toss some ideas out that may or may not be helpful. Do you use the coat closet as a coat closet? If not, I'd be eying it up for your pantry to get the pantry cupboard out of the kitchen. Someone posted an awesome pantry that was a converted closet (about the size of yours) filled in with Ikea drawers a few weeks ago. It was amazing what they were able to fit inside there. Edited to add the thread with Mulemom's ikea pantry drawers, below. I really think you need more landing space next to your sink. I realize you were trying to avoid corner cupboards, but with the size of your kitchen I think putting a corner cupboard where you have your pantry drawn would give you some desperately needed counter space. You'll need a spot for dirty dishes (both from the table and from any cooking or baking activities) to land before they go in the dw, and 2' is awfully tight for a family of 7. You are also going to want to shorten the island a bit. Even with a cd fridge, it's a bit too tight, I think. Most CDs still stick out past the counter, unfortunately. That's a main walk area and it will function much better for your active family if it's wider. It's fantastic that you are starting your planning so early. We started planning our kitchen when we first moved into this house 4 years ago, and it has taken us until a few weeks ago to hammer it out. (Lots of challenging "architecture", big family, extra appliances, etc.) Hopefully yours won't take nearly as long. One note on the burlap. If your downspout runoff heads in a straight line, then just use the garden staples (it will be a blue and grey box near the burlap and weed block fabric at HD), to stake down the end as close to (or even under) the downspout. Then just unroll straight away from it and cut when you need. You'll only need 2 staples at the far end and maybe 1 or 2 on each side. Once it's wet it tends to stay down very nicely unless you get massive winds. Less staples will have less chance of yanking soil out afterwards. You'll have a feeling of the burlap kind of stuck to the soil when you go to pull it up, seeds should be ok, even my shallow rooted suckers stayed in. A second note is if you need to over lap the burlap remember to work away from the gutter towards and only overlap as slightly as needed. Again you'll need very few staples once things are wet unless it's really really windy.

Take a hard look at your expectations and approach. Or you’re going to be paying 2M for million dollar work just because of the pita tax that appears to need to be charged here.
