the property is lovely -and i have to say, the house is nothing to sneeze at either. i guess the owners leave the cooking to the servants.

I have been in a bunch of $2 million homes and their kitchens kick butt compared to this one. Although, I go in with my GW trained eyes and am usually disappointed at the finished product of the no budget kitchens. We could design so much better here if money were no object!

Looks like "guy design" to me. That's where the room is outfitted with the necessary bits by a guy who hates shopping, rather than being designed. Looks like the developer just threw in a kitchen by the "features". Glass front cabinets, check. Inset doors, check. Sink with island, check. SubZero/Wolf, check. Contrasting islands are in style, check. Oooh, look, if we paint the insides of the cabinets black and make the hood and microwave (or whatever that is) black at either end, it'll go with the black counter. A manly kitchen.

I really wonder about the HVAC in that house if those ceiling fans are necessary where they are.

Guy design: starting with money to blow, you never really ever want to "prepare" food. You just cook it.

i really, really hope that there is more to that home, and price tag, than that kitchen. Otherwise, I will be listing my home tomorrow. And I will be asking for $16,000,000.

I completely agree with a lot of people. I have been in numerous kitchens that are valued at under $600,000 and look better than this. my brother built his home for $450,000 and his kitchen looks considerably better than this. We live in Colorado. It is great to hear these stories.

plllog, IMO ceiling fans aren't necessarily a sign that the HVAC isn't up to the task. We use ours so that we don't need to rely as heavily on our HVAC system - saves money, easier on the environment.

That said, I have to agree on the yuck factor of the 2 fans book-ending that chandelier. But I'm underwhelmed by that kitchen in general.

I was assuming new build--I don't know why except that the kitchen looks new. In a new build at that price, there should be heat pumps and passive air distribution and all those fancy, green things that conserve energy but keep the house climate in order. In a normal house, of course the fan(s) will be useful. :)

In these homes, no one except the servants see the kitchen.

ROTFLOL!!!! True, but some rich folks have trophy kitchens. Remember the ones who got mad at the caterers for starting to set up in their trophy kitchen and made them move down to the service kitchen in the basement?

Too funny! It IS guy design (yes, there are exceptions), and has hit all the marks with hideous results. Makes me wonder if my husband's request that we stick with Wolf/Viking/Sub-zero appliances is a version of guy design too... his idea of "niiice." I just posted asking about that.

this is silly. i'm sorry, i see no reason why i can't post the listing. it looks to me like it's an older estate that was updated or renovated. although i've seen worse the front facade leaves much to be desired.

Ok I'll bite. What's wrong with the kitchen? Apart from that it has black rather than the obligatory stainless, I don't see what people are objecting to.
True, I don't really like the ceiling lights at all. But then again, I haven't liked the ceiling fixtures in 99.5% of the kitchens I've ever seen inc here so clearly variance of opinion there is v great.
So in the main not sure what ya'll are objecting to. Would love to be edified.

I'm with mindstorm....The house is lovely with some incredible features, and some beautiful rooms. I think the kitchen is practical and pleasant, and reflects that the owners probably are not into cooking themselves. There's no doubt in my mind that I could turn out a good meal in this kitchen, and would not be miserable doing so.

It could be that ANYTHING at that price point has a buyer who will rip it out anyway....so maybe that is the deal.

Frequently the people who own such properties are very active in philanthropy which usually involves entertaining for various charities. The stove in this house looks like its 30" judging from the controls on the front--I would expect at least a 48" stove and more than 2 built-in ovens for that kind of entertaining and in this kind of price bracket. After looking at the other pics of the house, I'm even more disappointed in this kitchen--wish there were more views of it--maybe we're missing something significant--really significant.

Seriously? I wonder what the rest of the house looks like. Maybe that's the kitchen in the maid's quarters...

flwrs n co: i have a friend who hosts about a dozen charitable events at her home a year. they live about a mile from this home. the kitchen is 35x20 and has a 60" wolf range and two sets of double ovens. completely renovated 1890 12,000 sq feet, 4 acres ...but not waterfront. the price of their home was just under $4 million. i'm not sure this home could pull off any kind of event. the food would have to be brought in ...but even then, how would you keep it warm, serve, etc... this kitchen just baffles me!

Oh, the event food is no problem at all!! The caterers bring in their own equipment. Often they'll clean up a garage (the kind for cars, not storage), or use a bonus room or something. Access to their trucks but not too far from the service point is the most important issue. If there isn't adequate power for their ovens and hot boxes, they'll bring their own generator. Depending on the location, they might bring gas with their own LP balloons, but they do prefer electric for point of service.

If you have Gaggenau ovens or a Wolf range, they'll use them if there aren't so many guests (like under 50). Otherwise, they'll at least be supplementing with their own equipment. If the kitchen is difficult, they'll just leave it to the washers up, and use all of their own equipment for the cooking.

My reaction is that there's a shortage of counter space. There's the island, but part of it is taken up by the sink and the rest of it is eating space. Over by the stove, there's hardly any space at all.

Appliance locations...
The ref, dishwasher probably can run into each other and I question whether you can stand at the sink and have someone else open the ref door. The dish storage is very far from the probable location of the dishwasher. The ref is in a poor location for everyday kinds of dinner parties, kids raiding ref, etc. It should have been switched with the ovens or something. I love the description of the range in the time-out corner.

The lighting is awful. How can you see anything back in the black hole between the range and I guess its a pantry?

It's a pretty big room to end up with very little usable counter space. And there seems to be a lotta leftover room in the room, so I wonder why stuff is crowded together. I like a tight prep-cooking area - somebody referred to it as a trench. But even tho it feels like stuff is crowded together, I'm not sure it would be effective for actually cooking and cleanup. Or for service or smoozing.

Decoration is classic guy - so it wouldn't be my thing at all, but other than the ceiling fans and the island fixture which don't seem to go with classic guy, I'm puzzled by the floor. I love the floor, but I can't quite see a guy picking that small hex tile in pure white.

There's no question in my mind that the kitchen simply doesn't match the grandeur of the rest of the house. And the rest of the house really is grand! Stately and gorgeous. The kitchen is so blah!

As others above have stated some design flaws such as lack of counter space, ovens, burners, etc. I'll state the more shallow view. Where's the WOW factor? On a home tour I took a couple of years ago there was one house we visited, maybe in the $3-4 million range, which had the most incredible LOOKING kitchen I've ever seen. They took a beautiful granite with a lot of color and movement and made it the theme of the kitchen. It was not just on the counters and backsplash, but on the back side of the island so that it faced into the family room. I wish I'd taken pictures of it but it just gave that whole part of the house a touch of class and panache. The kitchen was a real work of art, and that really fit well with how the rest of the house was outfitted.

Admittedly, that granite was to a specific taste and I'm sure there are plenty of people who wouldn't like it. But boy did it make a statement. The kitchen you're showing is just as dull as, well, dishwater, considering the thought and attention to detail that clearly went into the rest of the house.

The funny thing is, I'm usually the one who walks into one of these kitchens and says, yeah, it's beautiful but is it functional? The answer usually being, NO. But let's face it, when you pay $16 million for a house, you ought to be able to get both.

Yup. Halloween colors. Floor and ceiling totally forgettable, utilitarian, almost disappearing, leaving the big orange wall as a focal point? Perhaps the great pumpkin lives here. Let's see what would I do, for say, $5,000? I would make that orange a warm beige color, and build a soffit over the island - make it a destination instead of a stool plopped in a warehouse. Put fans inside the soffit under grills. Maybe paint a delicate lacy effect on the rest of the ceiling like beige vines on a white ground. Then put a different cabinet door over the wall oven and on the top to the right of the fridge - maybe louvered, or lined with cork or something different. Somehow what they have emphasizes the monolithic wall shape instead of breaking it up. The room still needs a pop though - how about that glass door - make it a frank lloyd wright stained glass? half clear with lines and rectangles of color?
