curb appeal for our split level!

hi all,

we are currently closing in our old garage and adding a new one... our house is a very unsightly multicolored brick, very 70's... we are wanting to paint it all one color to unify the T1-11 (siding on the top story and now on the garage) and the brick on the bottom level of the split level... i would love curb appeal, it looks much like a barn now. and i would love to highlight the dutch colonial aspect, maybe add a portico? any simple not too expensive ideas would be great!!! we just put up white gutters so i think the trim will have to stay white, which is throwing me for a loop as i love dark trim.

Speaking as a landscaper ... remove the dying hedge between the driveway and the house. The shrubs to the left of the door look OK. The white, tan and brick color scheme is anemic. For fastest improvement, paint the shutters, any other trim, porch columns and the garage door a rust you select from the bricks. That will make the garage door less prominent and tie the parts together. Railings would make the porch area more emphatic, but they also restrict traffic to a skinny strip. I would make a larger entry area/path (of brick laid on sand?) that is outside that skinny concrete strip. Make it big enough to sit on, put plants on, and handle a group of carolers at Christmas. Post this in the Design section of the garden forum and you will get some advice on improving the landscaping. For starters, like a house starts decorating at the entry hall, landscapes start at the curb.

Your house is great. That low key nestled-into-nature look is perfect for the house. I could see a pergola adding a horizontal line to the garage...keeping it modern and darker, not white. No white trim. Although emphasized front entries are logical and common, that shaded and protected front entry is also perfect for the style of house. You could maybe out a pergola over that as well, that's an addition I've seen around here to this style of house. Anything that contributes to that protected feeling for the front door. Large lanterns, contemporary style, and this is a house that could take big modern house numbers as well. I also love the suggestion of beefing up the front pathway. thanks everyone for helping me figure this out! so i accidently posted one pic twice oops! :) the pic of the small building is in our back yard, it's my studio, which i love, love the colors the trim everthing! i really love the whole back yard.. tropical landscaping, i love the stone gray colored patio and light gray deck... we spend all summer outside entertaining so i want the house to reflect that too... so i want to keep the house similar in feel, only two neighbors have dark brown houses... we need to keep the trim white b/c of the gutters. and i would like to add some architectural details that will reflect the dutch colonial aspect without breaking the bank! thanks so much!!!

I would not tack on some kind of modern glass and metal nor cable rails. This house is from the 1970s. Lean into that and don't try to make it something its not. Unless you use the deck a lot, I would remove it altogether and put a nice picture window in instead of the doors. If you use it, make it into a balcony with some nice bistro seating. Remove the stairs, put in some simple french doors, replace the rails with a simple metal design that is period appropriate and will blend with the rest of the house. Get some simple planter boxes and fill them with some nice annuals. I am seeing some red or warm colors. I also like the idea of a breezeway, pergola or some kind of covered walkway. Check out some of the MCM mass built houses in Palm Springs for inspiration. There are a lot of covered entrances to keep the hot desert sun off your head on the way into the house. Agree that the yard needs some landscaping help. Agree with some sculpted evergreens, Houses will tell you what they want to be. This is a loud, proud split level. Don't make the mistake that so many do and try to make the house conform to some trend or modern ideal. Let the vernacular of the house speak and enhance it with appropriate updates or restorations. I actually kind of like the quirky nature of this house.

melah, are the photos on your computer still? If so, you need to upload them to a photo hosting web site to share them. Photobucket is popular here, but search around for some others.

I'm NO techie -- but hope these hints might help!

1)Create a free account and album at Photobucket and upload your photos.

2)Then simply move your cursor over each of the uploaded photos -- and four codes will appear.

3)Click on the HTML code -- and COPY on your system.

4)Then open a message here at GWHD -- and PASTE your photo into the body of the message.

5)Add details around each photo - budget? timeline? Garden Zone? (check for your Garden Zone online on the Web) -- always helps us to help you!

Your house sounds similar in exterior to mine except mine is a split entry. I have brown T-1-11 top and multi-colored brick bottom. We're going to paint the T-1-11 (yes.. I like it. lol) and leave the brick as is, and do something with the trim boards.. what that is, I have no idea. Our house is in the country, so I want to keep the more rustic looking exterior.

I would stain the wood as close to the brick as possible. You have a beautiful home.
