Quote for Electrical work for Kitchen Remodel

So we are mid kitchen remodel in Savannah, GA. Demo is complete and new walls have been built. Now time for the Electrical work. We had an electrician come out and quote for the job. He will be removing our 220 for the old stove and putting a 110 because our new one is gas. He is moving plugs, 4 light switches, disposal switch, wiring for otr microwave, wiring for dishwasher, install of 3 pendant lights, and 6 recessed lights (its a one story house with an attic over the kitchen). I think I covered every thing the job includes. He quoted us $1350. And we have to purchase the pendants and recessed lights. So my question is, is this reasonable?

I know in a kitchen remodel I was supposed to be prepared for unexpected costs, but in my mind I just expected the electrical work would be a little less and I hate paying this much and pushing the budget!! Any help is appreciated. My contractor scheduled the electrician to be here at 9am tomorrow!! I am just feeling unsure about the whole thing!

In my area (urban Northeast) that would be on the low side so I am assuming in GA it could be in the ballpark.

That sounds reasonable to me. I am from CT. I am remodeling my kitchen, doing all you have there plus installing under-cabinet lighting and installing outlets to code (old kitchen), wiring for a refridge, and wiring for a tv and I am paying $3800! My quote includes 8 recessed lights (4 in), but I have to buy the pendants. I quoted 3 other contractors and they were all in the same ballpark. At a minimum, you should get 2 more quotes. I was shocked by the electrical pricing.

Timely quotes are important. I give a week on my small cabinet job, and my general contractor came back in one week via email for the other work. I was pleased with that. I'd have allowed more time had I been doing odd things, or ordering hard to find things. Ability to communicate through email is very important to me. It makes it easier to ask tough questions, and makes the person answering have to explain things in a more understandable way - and in a format you can keep and refer to later. For instance, when I asked my cabinet maker why he couldn't do full overlay, I would have prefereed a written explanation, instead of hearing some mumbo jumbo on the phone that I didn't understand and couldn't refer back to. When you work in an office, it can be difficult to be discussing things like this on the phone. Who wants to wait for snail mail? Not me. If contractors want business to flow, they need to get current. I might take exception with a highly referred master craftsman who is older and not computer savvy, but produces something rare and of very high quality. But, if you have the brains to fix my porch or renovate my kitchen, then you should have the brains to operate a computer. They are cheap enough nowdays, as are ISPs, and a cheap printer that scans! Sorry for such a long answer, you can tell this is one of my pet peeves!

Revising the wiring doesn't necessarily require bringing the wiring up to code. Title 24 still includes NEC 250.130 (C) However, I would always advise rewiring the entire circuit anyway. The price per receptacle is so rediculously high, even trying to imagine California costs, that it had to include "fishing" the wires in without removing the drywall, which takes more time. It really doesn't matter much if they have to tape a few small sections of drywall, or a whole room, it still takes the same number of trips and the mud still take just as long to dry. This should have been included in the GC's contract to take care of ALL trades at one time. It should have been included as a general rule. If nothing else, as a listed charge as an "extra" that is almost quaranteed to happen. If they are charging you the price per receptacle for fishing in wires, and then charging you for removing drywall, so they don't have to fish wires, then I would call that double dipping, or at least getting charged for "fishing" that didn't happen. Charging more for inspected work is not a good sign. Writing a contract that presumes illegal practices is in itself, illegal. Any judge should be on your side immediately just because of that.

If demo means ripping everything out, then as long as you are comfortable disconnecting it at the panel then you can do that no problem. In fact, once it's disconnected, you don't even HAVE to remove it. You can just abandon it in the walls because at that point it's just metal and plastic. It has nothing to do with the electrical system anymore. Obviously anything visual (boxes/outlets/etc) would have to be removed to make it look good but the wires behind the wall can just be left. But it's possible that you won't be removing whole circuits. Some of the circuits that currently feed your kitchen may be supplying power to other areas of the home. In that case, maybe when he says demo, he means removing the kitchen stuff and hooking the rest of it back up. The only way to know for sure is to ask him. And be aware that even though it's an itemized quote, you can't necessarily pick and choose which items you want. It may be quoted as a whole with just basic estimates of what each item is worth and if you remove one item he may want to re-quote the job. Or he may not want the job at all if you remove some of the work. You'll have to discuss it with him.

For anyone reading this in the future, the solution. In this case, my faucet in question (a Delta Touch2O) was added in the aforementioned remodel. As part of this faucet kit, there are two check valves that were installed, attached to the supply valves. I mistook these as simple standoffs (serving only convenience) installed by the remodeler for some unknown reason. Accordingly, my sensor valve from the recirculation kit (that allows for the water exchange) was unable to do so due to these check valves preventing "backflow" from occurring. The solution, then, was simply rearranging the order of operations ... such that the sensor valve was unimpeded by the check valves. Now, the check valves are attached to the sensor valve's "output" connectors.

Sounds very reasonable to me (in CA).
It's very labor intensive work.
I would say that's at least 3K here, probably 4.

I would have been thrilled with that quote and would have been checking to make sure he was licensed! Sounds good by me (Vancouver). Can I say one thing without sounding like I'm being critical - I would have gotten all those quotes plumbing, electrical, estimates for lighting etc before I started tearing down walls.

I'm another in a possibly more expensive area (North San Francisco Bay Area), and I also would be thrilled by that number.

And I would never get just one bid or quote, but always at least three. And check their references, check with the BBB, and check with the state licensing board (if GA has one).

blfenton, you are right. This is the first time we have done a remodel and I was following the lead of my contractor. You live and learn. I just want to be sure I am not getting ripped off. My husband is in the afghanistan so I have to make these decisions without his help in it all. sooooooo... its not that we can't pay for it, its just more than I thought I was going to have to pay. Thanks for the input.

That sounds very reasonable to me too, especially if he is also suppling all the materials except for the lights. The price of copper has really increased.

And please thank your husband for us!! I'll be praying for his safe return!

It's within reason - I paid about that much for my full gut job electrical work on a 10x15 kitchen with all new electrical done.

with electrical work over six or seven hundred bucks you should get a second quote.

And why on earth would you remove the 220? There are more and more 220 volt over the range micro/connection/hood combos. Or you r some future owner for some reason may wish to put back a electric stove. there is no reason to remove it. rerunning anything after the walls are finished can cost massive amounts of money.
