window treatment help

I've been lurking for a while, but I'm trying to furnish a small condo, so I need some expert help!

There's beige carpet there now, but I'm looking into hand scraped hickory laminate flooring.

I have a sliding patio door 78" w X 70" h planked on either side by windows 42" w X 70" h that take up the whole wall. I know I want room darkening curtains because of the afternoon sun. I haven't even bought furniture for the room, but I was thinking of either beige or chocolate curtains. I was also thinking about having 2" faux blinds on the two windows, but should I be consistent with the three treatments and have sheers under all three?

It looks as if you lack space on the sides of the windows to draw back the drapes.

I'm looking at the photo and can't think of a good solution for you. Things that work well for the windows don't function well on a sliding door. And if it were my place, I would want some degree of consistency across the windows and door.

One solution would be vertical cellular shades. A lot of people won't even consider them because they remind them of the vertical slats of the 1980s, but I saw them in a friend's beach house and liked their practicality.

I'm one of those who hate vertical blinds in general, but they would probably be your best bet. Get nice ones though and they can give you a lot of variation in light control vs. drapes or horizontal blinds which are either covering the window or not. They also come in a variety of colors and textures.

well, it just depends what you want. if those are real oak floors, you can always have them patched in, but that means the rest of the floor will need refinishing. For sure I'd put in some windows along that wall, and try and have the sink under it. Cabinets. you can do inexpensive or high end. I wouldn't nix the idea of a carpenter custom building some for your space. RTA cabinets are actually decent. hire someone to install. If you're on a budget, I prob wouldn't use HD or Lowes. you're paying them to be the middleman contractor, and they sub out their work. Sometimes their countertops are a decent price though. talk to a kitchen designer or an actual kitchen refinishing company. I found a great one on Yelp (all 5 stars) and they were amazing. I had mine painted, but they also did custom carpentry, refacing, vent hoods, and everything in between. If you could find a company like that, I'd go that route. walk around a stone yard to see what's avail for countertops/islands. Some people like ikea. It just depends the look you want. the rest of the house is very nice. looks like you have plenty of room. don't know why they did such a tiny kitchen with all of that room! however, for 30K, you're going to have to DIY, learn to DIY, or learn how to shop for bargains. I'd still list your current kitchen for sale. someone would want it. they can come in and take it apart and charge 1K for everything. (to demo all of that, you're looking at over 1K anyway! ) hiring a KD for a custom layout design wouldn't be a bad idea

For the sliders, I'd look into a remote controlled roll down shade mounted outside above the doors. You can get them in different degrees of opaqueness, to control the light, but they will not give full privacy at night unless you get opaque, which won't work in the daytime unless you want black out. Most people have some kinds of lights outside their doors, so if it's lit outside there is no 'black hole' effect for uncovered windows. On the corner windows, I'd want bottom up shades so they could be partially covering the bottom part of the windows for privacy (the only part anyone could see in), yet you can still see out over the top and get the light. They also make vertical cellular shades that stack to the side and pretty much disappear. Outdoor mounted roller shade:

Hard to understand why a northeastern exposure would get a lot of sun. Perhaps a small amount in the early morning in midsummer, but it has to be out of the sun after that. If it's more eastern, than northern, a little more morning sun. My solution would be to plant small shade trees not to far from those windows.

I still stand with Jilly’s first example of cafe curtains that are placed about 3/4 of the way up the window. If they would be on rings you could very easily open them during the day and close them at night. I would want light whenever possible. Hopefully the neighbor cannot see in during the daytime.

Wood blinds on the patio door would not be pratical unless you don't plan on ever using the door. That long of a blind will have to be mounted high up on the wall so when drawn up your head doesn't hit. iT would be hard to lift and have to be anchored into wood. You can get a vertical blind with a wood grain to match wood blinds on the two side windows.

Advantage of a vertical cellular is the stack is about 6 inches so you wouldn't lose your view. You can also get matching cellular shades on the side windows.

Another option is to go with a panel track (sliding panels) and do a matching roman shade on the side windows. Disadvantage is the panel track, when stacked to one side will cover up about 20-30 inches of the window.

It is a bit difficult to suggest a solution without seeing the whole space, as well as your furniture orientation. Also, how much of the day do you want to keep the windows completely covered?

Personally, not a fan of blinds or shades, and I do see the dilemma of having the doors in the mix. I do think matching treatments would give you the overall optimal look.

Thank you for your replies. After looking online at every vertical blind I could find, I'm not going that route. I went to BB&B, and found beautiful grommet panels with sheers underneath. I will try to send more photos when I get the floors installed and the furniture, and maybe I'll get more ideas.
