The MBR is stunning--no need to do ANYthing.

The bathroom is really nice, too. Paint the walls a color that coordinates with the floor color, and then change out all the hardware (is it gold hardware now? it's hard to tell in the pic)--and the bath fixtures, too, if you can afford it. You'll then be good to go, imo. :)

Organic - I really appreciate your compliment but if you could see it in person, I think you would agree that it's really ugly. Yes, the gold is everywhere. Even the light fixture is tipped in gold. :(

Do you think I should replace the huge mirror with two smaller mirrors over each sink to update the look? And possibly paint the vanity a different color?

I think I can spend a couple thousand dollars but I just want to spend it in the right places. Does that make sense?

Your master bath could use new light fixtures. I've been browsing on e-bay because, truthfully, I have that same exact "hollywood" make up mirror type of light fixture and I hate it. I also have the gold hardware but hesitate to change it because I have so many projects going on right now. I've been considering swapping out the light fixture for another fixture with a Venetial Gold finish (white w/ white) which is not to bright, jump out at you gold. The venetian gold light fixture would allow the faucets and hardware to stay.

How's the wallpaper removal going? Your bathroom would not deter me from a sale at all.

dprisock: Actually, if you have the funds, yes--I think two mirrors, one over each sink, and--as neesie pointed out--a new light fixture over each mirror would really update the bathroom.

I still like your MBR: I think it would appeal to buyers. But if you want to switch out the gold-tipped light fixture (overhead?) just to tone it down, why not? :)

Focus on a fresh coat of paint, new light fixtures, faucents, and new cabinet hardware. Design the accessories and artwork to tie into the master bedroom. Make sure it is spotless. That's all you'll need so that the room isn't a "deal-breaker", and you'll save yourself money.

I agree with OS, your Master Bedroom is wonderful - I wouldn't do anything.
Your bathroom is very nice and has great bones.
Removing the wall paper will give you a nice blank canvas and, again, OS is right about working with the flooring.
Build a frame around the wall mirror to give it more oomph.
Change the hollywood style fixture to something a little more updated.
Change all of the hardware to ORB or satin nickel but I don't know how that would work with the metal around the shower glass.
Personally, I wouldn't spend big money on changing things like flooring or even the vanity top. Work with what you have, you can't predict what the new owners will or won't like.

I think the gold shower surround is the most glaring of the issues. I'd leave the tile and backsplash and invest in a chrome or frameless shower door system, replace the fixtures and cabinet hardware and the mirror fixture. If the mirror isn't too expensive to replace, I'd do that too, but with paint, and the elimination of the gold, I think your bathroom will be amazing without ripping out tile.

I would change out all the gold, the faucets, the shower surround, the light fixture, towel racks, and cabinet hardware. You are already working on removing the wallpaper.
We have a shower/tub arrangement similar to yours and about 3 years ago I put in a frameless shower door system. It was about $1300.
If you have money left over then I might think about replacing that mirror,but I don't think leaving it will make or break a sale.

I agree with chloe45. Change the shower door, the light fixtures, towel bars and hardware. I would try to put two mirrors over the sinks, that would help with the update as long as you change the light fixture over the mirror. If not try framing the one large mirror to give it an updated look. Paint and your good to go!

I really don't see anything very wrong with your master bath. Taking the wallpaper down would be an improvement, and changing the light fixtures would be great, but that's about all I would do. I don't think with today's market, that you would get your money out of a complete overhaul of the bathroom. Stick to cosmetic details. How about some columns near the tub, like I had.

I agree that I wouldn't put a lot $$ in this because the return won't be there. Pulling the paper down and a nice paint job plus a new light bar and maybe a new ceiling light (can't remember if you showed that) would really do wonders. It is a nice size and arrangement. On the shower surround, if you want to go that far to get rid of the brassy gold, go with another framed one to save money. They are much cheaper and they don't have the yuck traps in the doors anymore. You might be able to tape the one you have off and repaint it while you have the walls bare. You could always scrape the glass to get any paint off of it. There are some really nice metal finish paints out there that could update it. An oil rubbed bronze would be great but then you would need to change out the faucets. You can also paint your cabinet hardware! Just attach the knobs to a large piece of cardboard and spray paint.

I would not go to the expense of a frameless shower door. Many don't like them.

Price out a new shower surround before buying anything else. Prices have gone up on everything and if you can't put in a nice surround, don't change it out.
You can work around the brass by using chrome fixtures that have a little brass on them. Or use chrome on the sinks and tub and the chrome/brass in the shower. It appears the shower isn't seen as you walk into the bathroom so keep that in mind.
As someone else mentioned, bring in some of the colors that are in your bedroom and it'll look great.

I would also try to frame the mirror you have since removing it may open a can of worms with drywall repair. In addition, if you want two fixtures above two mirrors you'll need an electrician to move the existing electrical box and put in two new ones . Another problem you could run into is discovering that the vent pipe is running right where you want to put a light fixture! Ask me how I know!

For resale I would finish removing the wallpaper. Select a color paint that blends nice with MBed maybe even the same paint. It looks like a nice rich color. My next thought would be consider painting the vanity dark. I think it would bring some of the richness you have in your Mbed into the bath. See how it looks at that point. Next I would consider the mirror and light above. Plumbing fixtures can start running into money and I do not think they would be deal breaker for people that like your home. Like someone above posted don't switch out for lesser quality.

Oh my~~~ You and I must have copied bathrooms....only I have two of them. My realtor said to leave the brass fixtures....they are very good quality and solid brass...but I fear it will "date" the house, but it is only 7 years old....but I really do like the brass with our cabinets rather than the crome finish. I have been thinking about taking out the brass door and using a shower curtain...but DH doesn't want me to do that either.

I will be watching your posts and listening to their advice.....but the former poster said don't switch out for lesser quality. I don't think this will make or break the sale of the house.

You can put up two mirrors or you can frame the mirror you have. You can buy a custom made frame from Mirror Mates. They did a great job on the two frames we ordered from them. They were easy to put togeather and look great.
