Who would have thought it would be that easy!?!?

We are going to look at it tomorrow. It's bigger than the townhome but cheaper!! And it comes with all appliances so we won't have to buy a fridge yet.

It's 57 miles from BD and 23 miles from work. Hee hee. Love it. So excited. AND the school reviews for dd are wonderful. Compareable to her school now. She won't have to go to jr high until 7th grade!! Yay!

Just so excited. A wonderful day to add to all my drama. I can see the light.

I was in exactly your situation two years ago. We weren't really looking, but then found a house that was unique (it had won a major architecural award), and was perfect for us. And we knew it was not going to stay on the market long. We put in a full-price bid contingent on selling our house, and lost out to someone who made a full-price offer with no contingency. A week later our realtor called and told us the successful bidder had left the country on a business trip, and had not completed the deal before leaving. The seller was willing to cancel the winning offer and let us have it...if we went with no contingency. We decided to say 'yes,' even though we did not have our own house on the market. The only saving feature was that the house was being leased and the lease had 3 months to run before we had to close. We put our house on the market on November 1st and got an offer in the first week...that fell through. We got another offer in December...that fell through. We moved into the new house in January, with our old house still on the market. Even though the market was hotter 2 years ago, Thanksgiving, Xmas, and the first months of the year are not a good time to try to be selling. To make a long story short, it took 2-1/2 months after we moved to sell our old home, and it only sold because we agreed to come down in price by about 8%. Fortunately, we had no mortgage on the old home, but all of our equity was tied up until we sold. We had to take out a humongous interest-only bridge loan, and had about $2300 going out the door in payments each month for the privilege of owning two houses. In addition, we had utility payments and property taxes to pay for both houses, and had to drive across town to check on the old one a couple of times a week to clean up muddy footprints, clean sinks that had been used and left dirty, lock doors that had been left unlocked, and turn down the heat that had been cranked up. So how do we feel in retrospect? Great! We are really glad we did it, and still love the new house. It was nerve-wracking to have a huge (temporary) mortgage that we had to pay for out of savings, and it was annoying to have to keep checking up on the old house. But it was worth it. As long as you know what you might be getting into, go for it. Just have a backup plan. If the seller doesn't take a contingency offer, are you prepared to make another offer that's not contingent? (You could make an offer that is not contingent, but gives a closing date several months off.) And how long are you able to handle having two houses, both financially and emotionally?

Found a home in a slow growing development

ust a little longer drive to go places but more bang for the buck. If they aren't selling you're not really getting bang for your buck. Should I be worried Very worried. There is a development about 15-20 minutes (about 10 miles) from where we are downtown. It's out east (we're in SW FL in a small city by the Gulf) and this development out east has 1-3 acre lots with a golf course, club house, etc. Houses in the development range in size from 3000 square feet -5000 square feet + and start at 1 million to build. However, after 8 years more than 1/2 the lots are still available to build on. And you can have your choice of some of the top custom builders in the area. The problem is if someone had built in the past 8 years and now needs to sell. The seller won't get back what they paid to have the house built. If the seller is lucky they'll sell for 2/3 the price they paid to build it. So a new buyer looking in 2016 for a house in that golf community can build a totally new custom home starting at 1 million. Or the buyer can buy a house that is "used" for about 2/3 of what it cost to build. The advantage to the buyer is they get into this 1 million dollar community for less than it cost to build new. Now if this golf community were so desirable that the majority of the houses were already sold, and maybe there were one or 2 not as desirable lots left to build on, what do you think would happen to the older houses in the development? The prices would be rising, even though the houses are older. However you may ask, is it because housing prices are falling or not rising in our part of SW FL? No housing prices are rising very quickly closer into the city! Why? Because closer to the city is more desirable and there's a lot less empty land to build on, so people are willing to buy new or old. Whether old or new, the prices are rising quickly. Additionally a home out in the golf community may take 6 months - over a year to sell. Compare that to houses closer to the city that stay on the market less than 3 months. Now am I saying you should move closer to a city? No, not if you prefer land, but my point is be very sure you're in a "desirable" area. One that will at least hold its value and not depreciate because people don't want it. Who knows why they don't want the houses that are under water in your area? Could be they are too far from amenities, or it could be they prefer sewers or it could be they absolutely do not want DSL or it could be reasons you haven't discerned. But, be afraid. Our last house needed everything. The roof was four layers thick with the last one put on over thirty years before we bought the house. It still had knob and tube wiring. It had zero functioning appliances—even the heat did not work. One of the two bathrooms had a leaking shower. And on and on. But it was the perfect location (great schools in walking distance, walk to library, walk to movies, walk to shops and restaurants, easy access to commute routes, adorable neighborhood). It was the right size and had the best curb appeal ever. And there was very very very little on the market. We spent three years and a lot of effort and money fixing everything. And then about a year after finishing our last project, we moved. Sigh. Our housing market was hot so we sold for enough to cover the money we put in plus more, but that’s not quite the same as getting our money back because I am sure we could have done nothing and still sold for more than we paid. So if you hate remodelling ( I actually like the planning part quite a bit, but not the living in the under construction house with kids part at all), I would think carefully about taking on a huge project.

I always find those rare vintage body bags so tempting. Keep us posted on how Buttercup turns out! How amazing if it turned out to be the Dobbie 1930’s rose! I did buy two body bags from HD (Medallion and Miss AAB), an both were true. I had also bought 7 or 8 roses from Tractor Supply this spring and not one was true to label, each turned out to be a different well-known older variety. I took care of them the same as my most prized mail order roses, and they all grew into beauties. Some of them I gave away to some very happy recipients, so it was all well worth it.

That's great; I hope it's beautiful!

I don't know if it would work in your area, but my little house-hunting tip is to use Google Street View - and then I can "roam the neighborhood". Before DH and I moved in, a few times we saw houses which looked lovely in the pictures, but then would turn out to be 1/8 mile away from an industrial park or highway or something that we didn't want. With this house, we "walked" to the playground, the coffee shop, and past all of the big old Victorian houses - and knew it was the sort of neighborhood we wanted.

I did what you said Mattie and that was a great idea. We also decided that we are going to drive by during the day and in the evening to see how things go in the neighborhood. Right now we can't let the kids ride their bikes because there is too much traffic and no side walks. We have to drive to the park to ride.. This little house is on a cul-de-sac and they have side walks. I'm so excited. I hope it works out!!

And the schools are highly rated. I haven't had much luck finding a daycare for ds but I'm going to go look at a few. I'm nervous but I think this is going to be the best thing for us.

Congrats myfampg!

lol, I should have used the google street view when I went to look at houses for my son. I plugged an address into my GPS & it took me into a neighborhood... or maybe it was just the HOOD. My son said, mom please don't stop... keep going! but I stopped to put the next address into the GPS & ended up in the middle of a drug deal... we drove off & past a prostitute... no way! lmao

i think you can find a lot of info on the area and neighborhood if you read school reports for the school district. it would tell you every statistics you need. you can also stop by board of education pick up their annual report/calendar and it would tell you everything you need to know about the area and even your subdivision.

Myfampg, that sounds great! It's so great to live somewhere with sidewalks, and a cul-de-sac is better yet. I hope it works out.

Ima, that's too funny! You misunderstood the part in the ad that said the neighborhood was "filled with up-and-coming entrepeneurs", LOL!

My brother uses Google Earth when looking for vacation rentals. You never know whether the pictures on the rental web site were taken from the only angle which blocks the giant house next door or whatever.

I agree with Parent of One, check school district. A home next to the freeway in a good school district will stilll have good neigborss

AWESOME! My friend is in the process of buying her first home and she is having so many problems- she put a bid up 2 months ago and there has been so many problems closing - yabber i dont understand because of course we do not own a home and i havent been through that. But how exciting!! hope all inspections go well for you!!

Ooh I'm not buying!! Lol we are just renting but right now we rent a town home and our neighbors are too close for comfort PLUS we don't have the 'home' luxuries. We can't buy a house until we pay back my parents and pay off our credit cards from the $35k attorney fees and God knows how much more we owe after last week.

Does anyone know how to collect on attorneys fees when they are awarded in court. It states its a judgement. Wondering how to collect from my ex... If I ever get to collect.

I'm not an attorney so this is not legal advice, but if I had a Judgment, I would file a writ of execution and levy the bank account or attach property, such as a car or truck. If the person worked, I would serve an earnings withholding order on their employer and/or any income they receive. (of course government money is harder to intercept.. such as taxes, unemployment or disability. I know DCSS can get those for child support though) and if they were the kind to own property, I would file a lien with the county where they live so when they go to sell the property, they would have to pay the lien first.

LOL, I had a thought that if the Judge in my case against BM gave me a money judment, the first thing I would do is get a writ & have the sheriff go there to take her computer. I'm in CA so the things my lawyer said I could take include her dogs... she breeds them so they are "property", not pets. (remember, she would take her dogs to the vet but wouldn't take SD to the doctor that same day?)

I will look in to it. My attorney did tell me that I can go in and get the bank account and he would show me how to do it so it's legal and no problems. In my state, wages cannot be garnished for debts or judgements other than child support or taxes.
The property he 'lives' in is owned by his wife and was her property before they married. Also in my state, property is not community if it was owned before the marriage, which is why I don't have a 'home'. Since he bought it in 'his' name before we were married, not before we were engaged or lived together but married, I couldn't even touch the house. Of course he sold it and moved in with new wife and that's 'her' house. So no luck there but I watched the property appraisal website to see if his name ever ends up on the land/house but so far nothing. Now his medical bills that he owes will be coming in on the child support. They added it to his monthly payment and that is how I will be reimbursed for 5 yrs of medical expenses. At least that is something.
