Hillary, I am not a professional so I try to think of things that could be done by a homeowner on their own without spending a lot of money. If the grids in your doors cannot be painted then I would paint the door white. I would trim the tree so that the trunk is viable. Evaluate plants to determine if they should be relocated. It is not attractive to cover the lower windows. Plant something attractive and flowering near the door. Grow grass in the small bed at the end of the landing. The entrance will have a cleaner look with that bed gone. Any plants you choose for the center of the foundation should say low.

First off: Olympic Mountains is not the same as Fog Mist. They are close but not the same. All these colors are so close in terms of their DNA. The fact that you are seeing a green/yellow hue is odd and means your light is not balanced. Do not buy a full gallon without testing both. Buy Quarts. Yes it will cost you a bit, but testing is always worth it. Paint large poster boards and not the wall. Move them around during the day if you want to. The current paint color can trick your eye by "changing" the color on the board. It's best to have a neutral grey background, but even if you can't, you will get a good sense of the color in your space. Change your lightbulbs to something close to the 4000K as a warm white bulb might be what is causing every color to go murky. I just added Winds Breath to the list of Data, and it is nearly identical to Fog Mist, so they will probably act the same. A bump in Chroma (colorfulness) is what you might need to counter the murkiness. I will look for something similar to Gray Mist and get back to you. Hope this helps.

Keep it the light color that it is. Dark, can sun fade, but, it can also make your house hotter inside and increase the cost of your cooling. If it really needs paint, repaint the color you already have, and the white trim looks good too.

The plumber already replaced the flapper when they replaced the fill valve. It is possible that replacing the flapper again will fix the problem, but it is also possible there is a small defect in the bowl. Lift the flapper and run your fingers around the hole. See if you can feel a bump or chip. They do have problems occasionally, it is not exactly rare. The filler that the flapper is connected to can also have problems that prevent the flapper from fully seating. If this were a house that you had owned for ten years, I would advocate for DIYing the repair. However, I would call a plumber for a new home and then bill the contractor that amount.
