If you can keep it moist, it should germinate, but you'll probably need to water at least 3x a day for the next three weeks or so. I think the fescue will germinate faster (maybe a week or 2). If you keep it moist, the KBG should germinate in about 3 weeks. If you can get it at least started, then it'll look a lot better because you can then explain that you've started from scratch to get a premium lawn in place and that it'll start looking a lot better as it fills in.

Simplify Beige has quite a bit of pink undertones. With the right finishes it can be a beautiful color, but for many homes it is way too pink. (My home has a 10' fireplace in pink brick - I need the pink undertones or the paint colors look muddy or green.) Accessible Beige is much more neutral and one of SW top selling colors because it works in most homes. (It looked green and murky next to my pink brick). Both are pretty neutral - just leaning a little warm/orange and cool/green. After looking at these two I can determine which looks best with the flooring and finishes and pick additional samples. The best way to find the right beige is to test several shades with Samplize samples.
