I need help with designing an under patio drain
Comments (109)I presume you are talking about placing the trough bricks adjacent to the house ...? They are are nice for certain applications but you don't really NEED them. If the patio along the house is level, then they will only hold a few drops of water but not run it anywhere. If the patio has pitch away from the house, water that lands next to the house will run away anyway. The trough bricks will only retain a bit of it which will dissipate downward in their seams. If the patio length slopes adjacent to the house the trough bricks would be useful, but not too much since we're under an overhang and there is also pitch away from the wall. Personally, I don't use polymeric sand. While it could be useful in certain applications when carefully applied, I don't create those applications and neither do you have one of them here. Also, p. sand has the potential to create an unattractive film on the surface of otherwise fine pavers. For the most part, I think it is a way to upsell a product. Remember that many decades (centuries) before p. sand arrived on the scene, pavers were installed with satisfactory results. Read some online reviews before you proceed with it....See MoreFixing or Replacing Paver patio
Comments (4)We built our patio in 1998, house was constructed in 1995. We have about an 8" retaining wall. I believe the secret is the amount/type of fill and how well it is compacted. In the past 15 years I have experienced very minor settling. Ours has between 6 and 12 inches of sell compacted gravel below the pavers. Northern IL seasons. Personally, I believe concrete always cracks so pavers at least permit re leveling. Lots of work but I would take them up, make certain you have sufficient and well-compacted base and re-install. The settling of the foundation backfill should be complete by now....See MoreHow to properly fix exterior wall against concrete patio
Comments (1)You've got some very serious problems here. Horrible detailing between the concrete and house. I'd cut a foot of concrete away from the house, unzip more siding, replace the rotted sill and framing (it's rotted, believe me), and figure a proper detail. You aren't gonna Grace your way out of this....See MoreCement slab slightly sloped toward house
Comments (9)that's a huge deal. if you just paid to have this done, they will have to fix it. you never want sitting water at the base of the structure. ever. the way is is now, you'll have water seepage into the basement, mold, and rot. nope. have it redone. I can already see in the picture how it flattens out from the drain to you house. there should still be slope all the way to the wall. get a level and span it from the house to the drain. if the level is flat for the first foot or so, you have a big problem. I believe the slope is 1/4"for every foot, starting from the house and moving outward. So if your patio is 20', you should have 5" of slope. (however, they put the drains in less than 2' from the house. so the slope is going to differ in order to funnel the water to those drains. don't know why they did them so close. if they give you grief over it, call in your own inspector to give their opinion....See MoreJoseph Corlett, LLC
