Joanna, we have a "light" staging scheduled. It's basically surface staging; no furniture. I've used this gal to stage several of my listings, and she does an amazing job of adding personality and charm without it looking too overdone. It also provides a "color stop" for people when they're in the house. I read somewhere that the human eye scans an empty room in like 2 seconds, but if you have a few "color stops" throughout, people will linger for a longer period of time. Those color stops also look much better on the virtual tours that I purchase.

I'm a firm believer in staging for vacant properties. I've personally seen the difference it makes, and have found it to be true that they sell faster and for more money.

reno_fan, I just love the home so much (except for the pool since that would be extra work for me and I have enough work to do) and wish it was near me and I could afford it. I love the choices you made in the flooring, the wall color and the vanities. I adore the kitchen. I love the powder room. I love the hardwood floors in the dining room. I love the white shutters and all the windows the home has. The backyard is beautiful and I guess if had a husbandand older children I would love the pool also.

You've done a really good job, reno. My profession is peripherally involved in distressed properties/bank owned houses, and it's rare to see an investment property renovated with just the right about of finish level. You've brought it up to the level that everyone wants to see. If the mechanicals are newer (not new, but not original and in working order) you have a very nice product to sell.

Investment house? That would be a stunner for your primary residence!

Again, kuddos on your wonderful backsplash job. If brutuses is reading this, take a look at reno's black breakfront with the toile? backround. Looks so nice with the other finishes.

If I had to be picky, I would just say that the mirror over the fireplace in pic #2 looks a little large for the space.

Here in Houston (at least in my area) the houses are selling like hotcakes! It so cheap here we have people moving here from everywhere.

kswl, thank you! That means a lot coming from an industry insider. ;) We had to replace one of the furnaces, and one of the hot water tanks is new, so 1/2 of the mechanicals are brand-spankin' new. The roof was already new-ish as well.

Parma, good eye! That's actually a mirror purchased for a bathroom. We just didn't have any place to put it until it was installed. It is too large for the area, but is perfect in a bathroom.

Lindy, I'll post pics when it's staged. The wall color throughout the lower level is Benjamin Moore Twilight Gold. It's just one of those great colors that's deep enough to be dramatic without going too dark, and it goes with almost *everything*. Stained woodwork, painted woodwork, almost all colors, etc.

mlraff, we're in Oklahoma, and we have a really brisk market as well!

This house is in a premier gated golf course community. It's on a culdesac with only 5 homes, within walking distance to the golf country club. I'm hoping that it'll sell quickly! (so I can move on to the next one....)

Greenthumbfish, the vanity came from a local builder's supply place, but Home Decorator's Collection always has a *ton* of those units.

Deee, we replaced some wood decking around the pool with concrete, but we didn't DIY. (In fact, the only thing we personally did at this house was paint/wallpaper the hutch, tile the backsplash, and various small projects and cleanup.) I don't know too much about Kooldeck, other than I'd like to have it at my own place!

Happyladi, the house is about 3465 sq feet. It's listed at $414,900.

We had our first showing yesterday (within 5 hours of it going active), and we have our second showing scheduled today. Here's hoping for a good sale!

Reno- I haven't really paid much attention but I do know I have seen your screen name plenty.... you ought to give seminars! Seriously.
I would love to see before/after photos but in any case, that is so well done.

I'm angry. I took before photos and saved them on a flash drive. I have not been able to find that @&%! flash drive anywhere!

All I have are photos from the last time it was listed. The decorations detract from how truly awful it was when stripped nekkid. (Hmmmm....kind of like me. A little makeup, and a little designer outfit detract from how awful I look when stripped nekkid! LOL!)

Master before. This pic doesn't look too bad. In person, the "red" was garish and bright, and very unsettling.

The furnishings *really* detract from how awful this room looked. The green was everywhere, and the room felt like a cave.

I actually liked the green toile wallpaper here. But it was peeling pretty badly, and it didn't go too well with the "restful calming" feel I was trying to create.

This pic shows the horrid wallpaper in the master bath. Oy.

It feels neurotic, phycho and down right scary! I'm sure the poor house's bones are grateful for the cleansing and return to sanity. Excellent! Is the brick floor genuine?

You did a wonderful job on your investment house. I really enjoyed looking at the pictures. I hope you post some more if you end up staging it. You are smart to do your homework and I'm sure it will sell quickly to some lucky family.

I was wondering if you could show/ tell me more about the first fireplace pic. It looks like you added built-ins to a flush fireplace wall. I like how yours came out-it doesn't look like the fireplace is inside a tunnel. I have a similar situation and I would love to add built-ins to both ends but worry about the tunnel effect.

Reno, I just looked at the before pics of this house online listed with a realtor. The only reason I know it was this house was due to the red floral drapes and black toile wallpaper and thinking how horrible it was! So, I am assuming you are in NC someplace. Well, you did a fabulous job! It is charming and sophisticated at the same time. You should be very proud of a job well done. Good Luck!
