Short Sale/Purchase using assistance from 'specialists'

As I had posted earlier, I am trying to buy a home from a seller before she defaults and the home forecloses. The lender has agreed to the short sale and her docs are in order. My initial offer was rejected as too low, but the lender will not say by how much, simply saying the offer needs to be raised.

The seller is willing to work with me. She contacted, on her own, a "We Buy Houses" type outfit and they told her they would assist her and me in putting together an offer that would greatly increase our chances of success. Interestingly, they said they would have me make a new offer for an amount lower than my initial offer and (as I understand it) keep the difference as their commission.

Are these sorts of outfits legit? Last thing I or the seller need is for someone to get ripped off. She absolutely cannot afford it and I have no taste for it. She is trying to arrange a 3-party meeting soon so the outfit can further explain the plan to me. While I am no turnip and tend to be naturally suspicious, I do not have direct experience with this sort of thing. In case it is legit and truly helpful to the case I would not want to reject it due to my being uninformed.
