Here there are 2 installments, Spring and Fall.

I think my taxes are quite reasonable on my 'humble' little home and the farm.

I wouldn't bet on taxes going down. House has to be appraised by the county, and in most areas, done only when a house is built, sold or at owner's request.
Requesting an appraisal can be a mistake if the appraised value on record is years old, and the house has gone up in resale value, and then come back down in the past year or two.

In other words, you may have purchased the house for $200,000, and that value has been used to compute your tax bill.
Since then, the resale value of your house may have doubled to $400,000...with no increase in assessed value - but your tax bill probably has gone up due to increases in the tax rate.
Now, your resale-value has gone back down to maybe $275,000 ...almost to what you paid for the house.
So, in this situation, if you request a tax reassessment...you may find yourself with a bigger tax bill, not a smaller one.

We're also waiting on new information from our county assessors. When we paid the May installment, we received a notice that due to the decline in the housing market, re-assessment was going on throughout the county and that the December statements would reflect the reduction in property values. So we're hoping for a little drop! Whoever came up with the idea to have property taxes due five days before Christmas, was a SCROOGE in my opinion.

My taxes and insurance are included in my mortgage payments.

Ours was $2,134. last year. I have a 4 year old home that has 2,800 square foot.

When we lived in Cook County in a northern suburb of Chicago assessments were done every three years by the township assessor. We moved 15 miles north in 2001. Now we are in Lake County. Our assessments are done every year by the township Assessor.

Our assessment AND our taxes decreased this time: Assessment down 14%; Taxes down 13%. First time in memory for either one! Assessment and taxes on our Maui condo also decreased.

We pay June and August on the prior year. I figure our taxes are a little more than 1% of the market value of our home (not 'assessed value', but real market value). It's about the same ratio for the condo.

Our place down south is $300 a year. We have 33 acreas and an old schoolhouse we redid on it.. Up here at home we have 10 acreas with house and an old and a new barn and they are around $750 for the year. I pay them all in the Spring because I alway am afraid I will forget them in the Fall. I am just grateful I have the money to pay them.

We pay two installments, June and December. When we first moved in in 1981, our total tax bill was $2200, now it's close to $7,000.

We pay our property taxes quarterly.

House#1--is a 2 story, 3br, 1 bath home on a 40 X 100' lot. Taxes there are about $4800/year.

House#2--ranch, 4 BR, 2 BA, 100 X 150' lot. Taxes there are about $5000. Lot more land AND house for only a little more.

We have a little over an acre

Installments aren't allowed here. I paid $2002 in January.

Ours are $1400. a year.We have a Double Wide manufactured home plus 8 acres of land.We homestead the house and 2 acres which makes it a little cheaper.

We pay about $30K a year - in two installments.

SamKaren -- I did love my Cook County taxes! A near neighbor who was a county employee had a house almost identical to mine. I used his artificially low assessment as a comp when I protested my taxes every three years. Saved a bundle...until he died and the house was sold and assessed acurately. Good old clout. The "City that Works" can work for YOU! LOL

I wish we could pay installments on our taxes here in Florida. It would make it easier than that lump sum payment that we have. My taxes were about $1800 last year.

I just got the new tax assesment..(our county does it yearly)...and our property value dropped 25K. But I think with the new levies and such added, their won't be a whole lot of a difference in the bill next Spring.

Whoa, your property taxes seem to be high. I only pay a few hundred every year and cringe when I pay.

Our taxes are about $3K but I don't mind them at all. The house is over 3500 square feet, 4 bedrooms, 4 baths and a pool, covered patio and huge deck with 28 acres of ground. Our previous house was 2300 square feet on a 40 x 80 lot and the taxes were $1900. Somehow it just didn't seem fair! And we are in the same county, just a different area.

LOL Chisue.....glad to see someone took advantage of the system and saved money...especially in our "State of Corruption".

Water, Sanitation sewer, and Storm sewer is billed separately at about $110 per quarter.

It's not too useful to know the dollar amount for your taxes, since we don't know the value of property in your area. If you have a good idea of what your property would sell for today, could you list your taxes as a percentage of the value? Our taxes are about 1% of what our house would sell for. (Both numbers have decreased since a high in late 2006.)

Do you think you get value received for the taxes you pay? I can't complain. Our township and city services are very good, and our schools are very good too. The portion going to the county is pretty small. I'd be unhappy to pay high taxes and get shoddy services and poor schools for my money. RE taxes pay for our streets, water facility, garbage and recycling pickups, snowplowing, forestry, library, schools, beach, and probably a lot more that I can't think of right now!

If Chicago gets the Olympics I'm afraid our taxes will be footing the bill.

WE got our assement a couple of weeks ago. The market values here have drop in the past two years so they had to do a reassement of all properties. Our house in town had dropped almost $40K but the taxes did not go down. Because assements were down countywide, they had to make up for it in a higher tax rate. The home we live in also dropped some but we had built a shop last year and when that was added it brought us back up to almost the same assesment.

I forgot to mention, over half of my tax bill is for schools: local and vocational. Colleges are supported by state taxes.

Donna -- I didn't realize you were 'in the neighborhood' too. Yes, I shudder to think that Chicago might get the Olympics. Last news I heard was that a now-ex official on the committee said Chicago was in first place to 'win' the 'honor'. When has a city ever benefited from this 'honor'?
