The angle of the house pic is wrong as others have stated. The pics on the wall in the living room are too small for the space and are fighting with the pillows. Get pillows that have the same colors as the pic and get a larger pic for that spot. Remove the small item off the coffee table table you need something large there. Kitchen is too sterile and it needs some color to make it pop. The green thing on the fridge needs to go. Dining room remove the small item on the table it does nothing for the room and distracts from looking at the room itself. First bedroom get rid of all the stuff on the dresser. Again the pics over the bed are the wrong size, too small. Buy a fitted spread. Yours looks like a body could be hiding under it. Next bedroom get rid of the sheers. They are doing nothing for the view or the room. The dresser is too small for the place it's at it needs to go into the corner at a angle in front of the lamp. Get rid of the kid stuff including the mismatched pillows. I'd also consider removing the clock it's distracting. Office I'd get rid of the sheer and try rearranging the furniture so it doesn't look like there are huge gaps. Maybe take the tv off the table and or move it to the end and pull the table to in front of the window. The basement I'd remove everything and leave it empty. Outside looks fine, I'm not a fan of the wicker piece where it is or the two lights on either side of it. Seems to me the wicker belongs on the deck. I would like to se a brightly colored bench out by the basketball court to make it look like it's ot just floating out there.

Hey Boxie, how is it going? Hopefully better! Just a FYI. When I looked for flooring at Home Depot, they did not carry the Armstrong flooring that I found at Lowes. The walnut flooring with more of the cherry finish was at Lowes. Home Depot didn't carry that model number. Also, my flooring installer said not to necessarily go with the most expensive one with the longest warrenty. He said after about 15 years or so, they all start to show some wear on them. Also after 15 years, I would probably be starting to get tired of them and want something different. So he stated to save my $. I went with the medium priced one instead of the 35 year warrenty one. Also, do the "scratch" test. I took a screw to the sample and ran it over it to see how it scratched. The armstrong I chose, didn't. You do have to watch for water spills, like you would on a hardwood floor. If a pipe bursts, it probably won't survive, but a lot of flooring wouldn't either.

Photos tell story about a house. Very likely your house is not like that yet your photos loudly convey this property is suffocating, cluttered, lacking of regular maintenance and needs tons of work. Average buyers tend not want to be bothered seeing a dreary property if there are others available. Savvy buyers will treat it as an opportunity to get a bargain as these photos say the seller does not have professional acumen. In essence, FSBO is the owner does the job a realtor usually performs in order to earn the commission. Without realtors' professional knowledge, experience, network and supporting infrastructures, the owner has to work a lot harder to compete with other houses. It would be good to give critical thinking of the comments you received from "fellow realtors" before passing them along. There are many top notch realtors on this forum (NC is one of them), I bet none of them would have this type of silly opinions.

We buy a lot of our decor items second hand or at discount stores. It takes a little patience, but I mostly enjoy the hunt. I'll also shop my house and rearrange the things I already own. DH is handy, which is very...handy, since he can build almost anything if I give him a basic sketch and description. I like to look at things too, and try to imagine how they can be repurposed. Maybe an end table or bookshelf becomes a night stand, for example. Can it be painted or sanded down and restained? Basically anything is up for consideration. In the mean time, I collect tons of pictures for inspiration and try to figure out what it is that I like about them, whether it is a sense of scale, color, lighting, texture, furniture arrangement, etc, and then imagine how that can be translated into our own space. In your space, you are going to need some rather large items since you are working with what looks like oodles of space in terms of both floor area and ceiling height. Rather than 1 large rug, you might find 2 small ones for either side of the bed and then another of medium size to anchor a seating area by the fireplace. Small rugs are less expensive than the size rug that would cover most of your floor space. One large piece of artwork for over the bed (maybe the tapestry that's over the fireplace right now, since the tapestry loooks too large for the fireplace?) Perhaps an armoire for storage to the right of the bed (craigslist is full of these as people are eagerly swapping out their old tv's, and thus their armoires, for flat screens.). An upholstered headboard made from a piece of plywood, some batting and stapling a piece of fabric remnant over it, and screwing it to your current bed frame. A pair of comfy chairs by the fireplace. Some throw pillows made from chunky cable knit thrift store sweaters. There's a lot that you can do here without a big chunk of money. : )
