What do you think of Mr. Toll 's vision?
Comments (15)I think you guys are doing some funny math or you have absolutely horrible tax preparers. I am not going to put my income out, but I will say that it is such that I have almost 1/2 my itemized deductions wiped out and all my exemptions have been phased out. When I include federal taxes + fica I come out to 31.5%. If I had a state income tax to pay, say 7%, it would only take it to 37% (assuming I can deduct 1/2 of 7% and also using a flat 7% which most states are progressive, so the amount would be less in real life). Even if my income doubled and I had the same state tax, I would be at only 41%. As for Mr. Tolls vision, he is only trying to make the case for governments to lessen the building and zoning restrictions that he sees as roadblocks to Toll Brothers success. No local government wants to see its people spending +50% of their income on housing. Toll wants to build houses, lots of houses and wants to eliminate or shift as much development costs as he can to make better profits, which is his duty to shareholders....See MoreHow do I make kitchen soffits fit into my elegant vision of kitch
Comments (16)I love the ideas mentioned about soffits. You can turn the soffit into a faux molding of doors. I adore Celineike's beautiful kitchen, what a creative way to deal with soffits. Here are a few more examples. Soffit into a stacked cab or even adding molding to the soffit in the pic with the yellow. All fun ideas to make the space even more beautiful. I would put some elegant drapes on the windows something like this...Not a Duncan P table but lovely nevertheless. Oriental rugs over your tile floors and rich woven drapes will make the coolness of the room flow with the duncan pyfe table you are invisioning. What about a built in fish tank? Fish tanks can take on a mood or feel of their own but built in ones remind us that they are part of the art and passion of the owner not an entitiy of their own. The built in fish tank becomes elegant art. Back to the kitchen... Here is a combo of gray and white with a gentle soffit above. That sort of blends into the wall. Comments (8)olychick, sorry I should have explained better. We are thinking of adding what I guess is called a railing bar??? Not really sure what to call it, but it would be a ledge big enough to sit and eat a small meal, have a snack or a drink. Maybe use your laptop or read a book. Thinking no more than 12" deep. Then we would get a few stools. People could sit and look out at the yard or turn and face the other regular chairs. DH could also stand at the bar with his coffee which is what created this issue to begin with, ha ha. I have never seen this in person. DH doesn't mind adding to the deck but doesn't want to deconstruct. Plus I think he is intrigued by this idea. As said both him and our son came up with this idea independently on the same day. They both will insist on taking full credit if we pull it off, lol. DH who built the deck and half the house said it is doable to put brackets that would support granite. Hoping to go look at remnants soon. We will certainly find some good chairs but I am less concerned as I was before. I envision going on the deck and sitting at the bar having a drink and then moving to one of the regular comfy chairs to chat. I get the view and comfort. Sometimes we are on the deck at night and there is nothing to see so I would not want to be sitting at the bar then....See MoreWhat to do with deck and exterior design??
Comments (4)Hi Hila-Oui! From our perspective the operative words were "west facing", "hot", and "mosquitos." You're most likely going to be using the space in the late afternoon/evening. Can't see what the rest of the backyard looks like, but the alcove on the left I think you not only make a screen porch, but extend the screen porch all the way out past the edge of the house to the end of the deck. That should give you roughly a 13x36 covered screened porch and enough room for both a table to eat at and a sitting area. The rest of the deck from the screen porch to the garage door (roughly 16x27) leave as open deck. Maybe a fire pit or chimenea towards the garage end. There should be no problem (to the contrary think it's the perfect spot) with having the BBQ under the kitchen window just make sure it's far enough away from the hydro meter so that the heat doesn't affect it. 1) When you're done cooking you'll be able to hand the food through the window to the kitchen and it should give you extra light for cooking in the dark. 2) Most importantly, if you've already run a propane line into the kitchen then run a split off of it to the grill and never carry a propane tank to the store nor run out of gas again..... We would not recommend a composite material for decking and suggest (what post would be complete without a self serving pitch) a tropical hardwood. You can see various options at www.soluslumber.com, but given the west facing, BBQ and potential fire pit feature..... composite just won't hold up and will be very hot on your feet if you do get that much direct sun Hopefully this makes sense and is helpful.
