What would you fix?

We had our first showing this weekend, fsbo (planning to list with an agent), and it was insightful to see our house through a potential buyer's eyes. Our house has just one bathroom (most in our urban neighborhood have 1 1/2, some have 2), but a lot else going for it, including original chestnut molding and stained glass. In three years we've put a lot in, such as:

New kitchen

Updated bath

New fence and driveway gate

New amp

Refinished hardwoods

But here's a list of what needs to be done, soon or immediately:

* The roof (which has two layers, so needs to be stripped)

* Replacing the detached-garage's door

* Replacing the water heater

We really can't afford to do the roof. How do we handle this point with potential buyers? Also, the maybe-buyer's asked me a few times how old the furnace is; I don't really know, except it is old but in good working order.

We're going to replace the water heater with a new one.

We're unsure if we should replace the garage door, though this potential buyer noted we'd need a new one (true). It would be a stretch for us to do the water heater AND the garage door right now, so asking how important the door is.
