Per Square Foot Cost by Component

I hope someone can help me with this, as I am new to buying a house.

It appears to me the correct way to price a house (using the cost approach here for now) is roughly as follows:

cost of land +

total living sf * cost per sf of "EMPTY" living space + total constructed but non-living sf * cost per sf of constructed but non-living space + # of bathrooms * cost of converting "EMPTY" space into a bathroom + # of kitchens * cost of converting "EMPTY" space into a kitchen.

My trouble is that I cannot find any information on the per sf costs for "EMPTY" living space and constructed but non-living space. (I use remodeling costs as a proxy for the converting "EMPTY" space into BA/Kitchen costs.) People only talk about the all-in blended per square foot cost, which to me seems rather useless.

Can someone tell me where to look up per sf costs for "EMPTY" living space and constructed but non-living space?

Many thanks!
