NW Houston Pool build--HOA Issues.....go Figure!
Comments (11)Get this: our HOA denied our pool. Reason: we encroached the "building line".....however, the building line is NOT the utility easement. The building line I was told by 4 different pool builders is for the house only.....meaning how far back you can build the "house or main residence". It even says this on my survey that I submitted to the HOA with my plans. So I appealed and gave them this information which they should look at closer. Has anyone else had this problem? Any Pool Builder's out there that can help or confirm this or just give me your 2 cents??? My PB is in Cypress--very reputable and they even said our HOA was wrong. It's the Utility Easement we need to stay out of and we are clear of that. Any comments, advice or an explanation of this so called Building Line would be appreciated. Comments (9)We started getting bids from PBs, but have since decided on the OB route. This is due to crazy money we expect to save (and most likely transfer to upgrades and more features as Joe said). We OB our house several years ago and saved a good deal of money there - this should be a baby project in comparison. Just to be clear - we didn't actually do any of the work ourselves - subcontracted it. We will do the same for the pool. There are a few things to consider when doing OB. One, you need to be organized and detail oriented and make sure you are very clear about what you want. The fastest path to disappointment is unspoken expectations. Also, it helps to research a little and come into the bid process informed. The more informed you are, the more negotiating you can do. Kind of like buying a car and knowing the dealer invoice price. Another thing - expect that there will be bumps in the process. Not everything turns out exactly how you would like. For little problems you need to be able to process it, adjust expectations, and move on. Also, if you are considering the OB process it helps to hook up with a consultant. I think that Houseful and Swimming07?? are in Arizona and used a consultant. This is kind of like an insurance policy to have someone knowlegable in the industry on your side. If all this talk scares you - you may want to consider using a pool builder. $40k sounds pretty reasonable. I am assuming no spa? BTW - here is a picture of our finished house. Comments (23)So sorry I have been MIA and didn't post finished pics yet. We found at a few weeks ago that we are expecting a baby (our first!!!) and I started a new job, so I have been a little distracted! Somehow, the pool being done was the least exciting thing that happened that week :-) The pool started filling with water on Oct 1st (3 weeks and 1 day from the dig) and we were swimming on Oct 3rd! I will try to post pictures this weekend (I promise!). Gardenlady: We have had zero problems with Brad and are very satisfied with how quickly things were done. Comments (27)Thanks - glad you like it. Our design was a bit different then the norm, kind of more contemporary without being "modern." Even our PB was uncertain about our vision but gamely jumped in. (as you can see from his post above!) We attempted to keep costs for the pool under $32, but that doesn't include the deck or other elements, like lighting, landscape, sprinkeler fixes, painting and arbor. We are doing alot DIY so that saves on labor costs at least. Our PB was really helpful in letting us know where to spend extra money for quality equipment/ features and where we could save some. Our goal from the beginning was to keep it simple so we could stay on budget. We did add a lot more concrete then we originally planned and with the stamped overlay, that really hurt from a dollars standpoint.
