roof and enclose patio--Now or Later!!

GC raised the option that we may want to enclose (screen)the entire patio instead of just a part of it as originally planned. He is of the opinion that now during the framing stage it would be easier to add the additional roofing as opposed to later. We would be enclosing an additonal 8X14 ft area. It would also give it more of finished look instead of trying to find all matching shingles/brick at a later date.

We have pretty much decided to have it done. We don't have to decide about what features the screen porch would have so what are some suggestions: fans, lights, speakers, window ledges, built in seating. Plus don't want to totally blow the budget. Would like a wall of some type. Screens do not have to be removable. House is in Central Texas and it does have trees in back. Opinions and suggestions pleas!!

I would put an outdoor fireplace in now during the construction because I'd think it'd be pretty simple to do if you backed it up to your interior fireplace. I'd also run water, gas, and electricity to the end of the patio(probably on a corner so as not to enclose it too much), too bad the slab is already poured, oh well you can still run it around. Then I'd build in my outdoor kitchen facing out towards the backyard on the corner opposite where most of your usable backyard space is for flow reasons, and so you can see that future pool while you are cooking or anywhere else under the patio, and I would also consider putting a built-in raised bar to sit at on the backside of the grill, so that the people sitting at the bar could see the big screen over the fireplace. Then, I'd get some really comfy furniture that could handle being under a covered patio, and place it near the fireplace, and I'd place a big screen plasma tv over the fireplace(so you need electricity, cable/satelite, and some type of mounting), and don't forget to build some type of storage area for all of the components that go with the tv. And, then there's lighting....make sure that you place some over the grill and bar area and maybe a nice outdoor chandelier in the center of the room, and of course you probably need a couple of fans as well. And, personally I wouldn't do a wall at the end of the patio. Have you ever seen those houses with the really nice columns at the end of the patio area???? I'd do some nice columns at the end, and have some sort of bars or something running around the perimeter so that I could attach some nice flowing fabric and also some mesh that could be pulled across the rods. You could use the mesh for the bugs when necessary, and use the fabric for inclement weather. Make sure you vent your grill since it'll be in a covered area. Hope you have the budget!!! We're working on our pool and outdoor kitchen now, the covered patio and big screen will have to come later.

OKAY.... the debate continues....(by the way, thanks for all you die-hards for sticking this one out with me). Here are three pics from a short while ago. Notice that I removed the firewood rack and simply propped the two main sections of the bin system on pavers. I also moved my round walking path pavers closer to the shed to compensate. The two main sections have already had hardware cloth installed on three sides. They are not connected together yet so I can't put the hardware cloth in the middle section until I join them. The bottoms current have no hardware cloth either as I debate how to proceed. Is there really not enough room between my shed and the fence as some originally thought? I can easily get a wheelbarrow through. Believe me, I've tried. There is plenty of ventilation on all sides, even more so than if I had it on my lawn becuase of the pine trees on the other side of the fence. I'm in So. Ca. house built in 1966. They did slope back yard toward the house!! We were there every day as it was being built. A lot of mistakes were made, light switch for bathroom in bedroom behind door! They changed it for us. Drunken painter left paint running under every door knob in house. (He was fired)I fixed that mess. City inspector to check attic insulation was a guy in a suit white shirt & tie, I asked him what he was doing as he came off the ladder from the crawl space. I told him & builder that inspector should have overalls on & I insisted he go back up there as only place that had loose insulation was around the hole a few feet. I handed him a good flashlight & he agreed it was very poor job(I had looked the night before) But they did have a regulation about the house having to sit so there was minimum of 5 or 6 ft on 1 side & more on other. So in L.A. county at least there was that requirement. After we regraded our yard it was great until after the quake & then we had to run a 4 in. drainage pipe to the front as yard started flooding. You can stick a hose in curb section & see where the water ends up. I don't see how it is you have no way you can walk to back yard except through the house. How do you mow or remove tree limbs or cleanup ?Just walk it dripping or dropping dirt through the house?? Either someone added on to house or something or you live in unincorporated area where people do whatever they want. Just be sure to get drains unplugged, may be cracked or broken from quake movement also. Good Luck!

Advice needed on replacing a slate roof with asphalt shingles

Kframe thanks for replying. I am not sure how good roofing with asphalt shingles over slate would be. You would think that slate would provide a pretty uneven surface and that plywood would be better if necessary. If we go the asphalt shingles route our roofer plans to use the boards if they are tight enough and adding to them otherwise -he did this on a side porch of our own house which was too low slope to take slate successfully (my husband had retiled in slate 20 years before not realizing it was the slope/slate combination causing water in the porch). Anyway the boards there were tight enough to take asphalt. Back to son's roof we are going up on a ladder to take photos of the slate today and submitting them to the Joe Jenkins forum to check if the slate is really shot although one side from the ground looks so. Then, if so, the issue becomes how, if at all, to vent a new asphalt roof (replacement with slate is out of the question). There is no possibility of a soffit vent which is normally associated with ridge vents to get air flowing. So perhaps better not to have anything other than the one gable vent there already although even with the board and slate and associated air gaps the area is very very hot. I would love to hear more about venting these retrofitted old roofs.

Did I catch you saying this is Wisconsin, planting Zone 5(a)? I would never guess in a million years there would be a true tile roof, no gutters, reliance on skylights for light, an interior atrium (that may not have a drain), and all exterior slabs nearly level with the first floor in WI. That puts a kibosh on the ideas of using an outdoor Atrium as a year-long Dining Room. If you capture the atrium and lose the 3rd bedroom, it really depends on how you use that square footage. Just giving a disproportionately huge kitchen size would not be a smart decision here regardless if you build it to what you like. Everybody likes to say "who cares, its my house and $$," then spends a ton of money, then wonders later why they can't recoup it or backed themselves into a corner because it is "odd." Life changes at times and in ways you do not expect. If it's a 3BD community and you go down to a 2BD then you would need opportunity for space and usage. So combined with a proportional Kitchen/Dining/Living, having an office/flex room, a pantry, a powder room, or great Master Suite, things like that could justify a 2BD being compared to other 3BDs.
