We've used Messmers UV plus and Flood products on the Ipe and redwood decks that we build . Even with the extra UV protection , it has to be re-applied yearly to keep that beautiful deep rich look. I apply tung oil every spring to my Indonesian teak wood furniture. Cabots Timber Oil has been a fine product for our clients over the years, but after extensive testing, comparison, and evaluation, (and a few similar problem jobs) I am encouraging our clients to consider One Time Wood Protector as a superior alternative to the outdated oil base technology of Timber Oil. The problems with traditional oil finishes are magnified with exotic hardwood like Ipe. Ipe is already full of natural oils and is extremely dense. One TIME overcomes and eliminates many of the drying issues and long term buildup issues of traditional oil base wood stains like Timber Oil. It depends on what is ON the floor. If you have WAXED hardwood floors then MORE WAX is needed. Anything else and you need a something else. Most finishes from the last 40+ years are polyurethane finishes. These are NOT to receive ANYTHING other than 'cleaning'. If the floor is showing raw wood then it is time to do a full sand and refinish. Never, ever put down wax or polish or oil on a polyurethaned floor. EVER. At this point, we don't know what you have on your floors. You will need to load a photo or two. Can you load photos? They need to be in jpg format and it takes ++time for them to load. You need to leave the page alone until your photos have finished loading (can be 5-10 minutes).
