Depending on what the biding Contractors planed to do $15,000 could very well be a compative bid. A secure, watertight, long lasting conection to your tile roof will take some doing and a Carpenter with a few dings in his hammer.

Using a alum kit building might be a little less, this would require removing the gutters for the ledger,three posts, and all needed flashing under your roof.Most of the time these structures have self contained gutter systems and require little maintance. I dont install these because the Folks who do can build them for the same money the kit costs me.

It also would be possible to install a project not conected to your house. This requires three posts inside and three posts outside your deck. The inside posts/frame could go up a few inches away from your gutters and proceed up as high as you wanted.Flashing could make the seal from the building to the existing gutters. A person with some Carpenter know how and enough time could complete this building and save a few bucks.

Your home is at best a 4 pitch, your tile roofing is very heavy, and if your getting a bid for 15k from a reputable contractor, I'd say "Jump on it right now". The shed valley required for this will have minimum pitch and you would be best served by having a pro do the work. These tiles will take a lesser pitch.

I certainly don't want you, or your husband, to take this the wrong way. But, whatever you do, DO NOT attempt this as an owner/builder project. You'll surely regret it. You should have this improvement grafted into the existing framing and roof everything in the same roofing tiles.

I just ran a spread on your project based on the picture and size and came up with a sell price of well over 15k turnkey with paint and new aluminum gutters with downspouts. My market, SE Texas is probably comparable with yours in pricing.

I totally agree with you! I think my hubby can do anything:) But he is very wise and in his gentle way said, NO! haha We will be hiring out for the roof. I am toying with a pergula instead to try to keep it simple...

Pool may be on hold:( Our deck is always full of sun, but today I purposefully looked in our yard to see what the shade/sun was like after reading on this forum and found that the pool only has half sun for a few hours. UGH! We may need to cut down our wonderfully delicious orange tree to get more sun and not sure about it.

Wrisco offers a pre packaged kit with Lexan skylights to let the light in and a uilt in facia gutter to drain the rainwater. Pretty neat.
