Water Supply Pressure Regulator

When I first moved in this home there was no pressure regulator on the water meter. A plumber advised me to add one since the supply pressure was 120 psi!

So I installed one over 3 years ago. And set the pressure around 85 psi.

Recently noticed we were loosing water pressure inside our home. I checked the pressure and was down to about 55 psi. So I proceded to adjust the regulator. Discovered turning the set screw had little or no effect.

Shouldn't a regulator last longer?

The Public System that serves my parents home has Meter /Regulator combo unit.

Don't mind replacing my own regulator but suspect the Public System serving me would have a better quality regulator.
