kitchen cabinet painting (over lead based)

Here are my current thoughts in terms of painting over my cabinets, and window trim over the kitchen sink. House built in 1921, so probably lead-based paint.

Sanding is out, especially as I have a 13 month old and a 6 year old in the house.

1. Clean with TSP, Dirtex, or KrudKutter (opinions appreciated).

2. Apply de-glosser (although would love to skip this step if it won't help)

3. Use a bonding primer. So far, XIM bonding primer (400? UMA?) and Zinsser BIN seem most recommended (again, other thought appreciated!)

4. What do do exactly about chips, holes in paint? Wood filler? XIM Peel Bond Trim Magic (Was thinking I could use this and sand over to even out just the spots that are failing... (?)

5. Top coat with either Cabinet Coat or BM Waterbourne Satin Impervo

Thoughts anyone??
