Michael? Discovered plankboard under carpet and want to repaint..

We are rehabbing a rental unit that is an older cape cod. The main 'body' of the house has hardwood floors, but sadly only one room of flooring is worth saving. There is a stairway that leads to a single upstairs bedroom and an attic storage room, so it won't get a lot of use and won't be a 'public' staircase. When DH and I lifted the carpet we found the hardwood on the stairs pretty well intact, and painted with an oil-based battleship gray paint. (It actually looks kind of cool, think Martha Stewart painted planks.) I want to repaint the stairs and upper hallway area.

Can you suggest a good product for that? It's going to get higher than average wear (since it's a rental) but not terrible because it only leads to a single bedroom. Thanks!
