Hello to all Gardenweb members. I've been lurking this wonderful site for quite a while and gaining quite an education in the process.

DW and I have been in our home for 12 years. We've spent several months with the KD getting the design just right for our first major remodel in our 1930 Spanish Colonial Revival abode. We've gotten 3 bids from reputable GCs, all highly recommended, and are now dealing with the sticker shock of course. Two bids were close to each other, one was headed for Saturn or something (25% higher!), all were over our presupposed budget. We're going to pick the guy who itemized his bid, disclosed his overhead and profit, and lives down the street!

Briefly, we currently have a hideous galley kitchen with an adjacent butler's pantry that leads to the rarely-used formal DR. There's a family DR off the side (no changes there) and a pantry and laundry at the other end. The overall project is about 350 SF. We're going to the studs.

We're widening the arch between the butler's pantry and formal DR and taking out the wall between BP and kitchen. Also doing hardwood floors, Absolute Black leather-finish granite (looks like soapstone) for countertops and peninsula, custom 2-1/2 x 5 subway tile backsplash, face-frame cabinets with bead detail and Blumotion hardware. One glass-front cabinet with antique glass and puck lights. Couple of Honduran mahogany tops here and there. Lots of arches and details. Pulls and knobs from Restoration Hardware, "Duluth"in chrome. New custom three-lite arched windows. The range will be CornuFe black with brushed chrome accents. Very cool drywall enclosure for the exhaust fan over the range and an inset tile mural. Sinks will be Rohl Shaws fireclay (Apron 30" main, 15 x 15 undermount prep, and 24 x 18 undermount laundry). Faucets will be Kohler Vinnata in satin chrome. Mountain chiller under the prep/bar sink. Wine rack, not wine fridge. Overhead lights from Schoolhouse Electric. Built-in amplifier and stereo ceiling-mounted speaker for the small flat-panel TV. Fridge is Liebherr double 30" with panel front. Still undecided between Asko and Miele DW with panel front. Trying to make this look like it has always been there.

Other stuff will include copper repipe of accessible horizontals in the sub-area, upgrade to 200 amp electric panel, etc.

Yikes!!!! Demolition starts April 1 if all goes to plan. Wish us luck! Advice is welcome. (You do NOT want to know what this is going to cost.) Forgive the length of the post--we're pretty sure the length of the project will trump it!
