Comments (11)Technically, you can probably get away with not getting a permit *but* if you don't, you might run into problems if there is ever a fire or you try to sell the house. Insurance companies are notorious for finding ways to get out of paying and construction or utility work, gas and electric in particular, done without permit is a definite reason they could use to reject your claim if there were to be a fire. That said, I personally don't think the inspection by the city/county really adds that much to actual safety. I've never seen an inspector go under the house or check any junctions for leaks etc. They come out, make sure your pipes are of a minimum size and make sure they are sealed with fire chalk and then leave. Yes, it does prevent a plumber from doing a hack job but you would do better finding a good plumber to begin with. Comments (4)You can either do a gas logset [ http://www.eiklorflames.com/ ] or a full blown gas insert [ http://www.vermontcastings.com/content/products/productline.cfm?category=11&sc=12&pl=54 or pretty much any fp company]. The logset costs less, argueably look better since there's no glass between you and the flames, but heats less efficiently. Comments (25)Here is an analogy. Suppose your boss asks if you would like to work a weekend and get paid extra money. It so happens you were planning to paint your house on the same weekend. You want to know does it make more sense financially to work and make extra money and hire someone to do the painting, or should you turn down the offer to work and paint the house yourself? In order to make the decision you want to know how much extra money you will take home after taxes in order to pay the painter. The tax rates are progressive, the more you make, the higher the rate. In order to do the calculation would your use an average tax rate of your pay check, or would you use the highest tax rate you would be taxed? The services charges will be paid no matter how much you use the heat pump or the furnace. In a dual fuel system, the calculation you want to do is to figure out how much is the incremental cost for burning an extra 100 therms versus an extra 100 kWh. (I am using 100 as an example). Including services charges will not give an accurate picture of this incremental cost. If you were doing an oil to gas conversion, and you wanted to calculate how much it would cost to heat a house with gas versus oil, then I agree all gas service charges should be included....See MoreCost of converting from electric to gas water heater
Comments (3)You state that you live in Philadelphia. I bet you didn't know that Philly was the first city in the USA to have a plumbing code. Ben Franklin was an avid bather, bathing sometimes as often as once a week; which was unheard of in his time (imagine that). In addition to inventing stoves and writing fire codes, Franklin also wrote the first municipal sewer code in the mid 1700's. As a result, Philadelphia and New York City have some of the strictest code enforcement departments in the world. As a result of that strict code enforcement and a high cost of labor the prices in your area will be slightly higher than the national averages. We don't know how long the gas line will have to be or how long the vent has to be so it is difficult to even venture a guess as to what your final cost should be, however, those prices do not seem to far off the published estimate prices. Now having said that, there is another option that you perhaps have not explored. Let us assume for the moment that you were to select the 80 Gallon Electric @ $1,095. Further assuming an estimated 12yr life span that would then break down to $91.25/yr or $7.60/mo. The 75 Gallon Gas Direct Vent @ $2,525 over 12 yr would equal $210/yr or $17.53 a month. Now keep in mind that you have to put the total cost up front to get those installed, but most Electric companies have a lease program. We got an 80gal commercial water heater, fully installed and the old water heater hauled away for a monthly lease fee of $14.95 billed on our electric bill, and they are responsible for all maintenance during the entire lease period. The only additional cost we put forth was $21 for the permit @ inspection, which we would have had to pay regardless of who installed the water heater and a couple pots of coffee that I shared with the guys while they were installing the heater. Now I am a retired Master Plumber and I could have easily installed a new water heater, but when Jan told me they would supply the heater, do the installation and be totally responsible for all future maintenance for a mere $15 a month I jumped on it....See Moreevoking1
