    Yoou sre just visiting why do you need a kitchen with any cooking appliance . Make sure the shop has a huge panel for elecric and stael a circuit for a 2 buner induction that can be put in a cupboard when not in use . Use your kids W/D when out kids visit they eat with us and do laundry in out place . Ihave never lived where there is an HOA and I never will they are ridiculous with the rules thay make . The one below is a perfect example of rule with no sense and open to lawsuit for sure . Your kids live on serveral acres how does an HOA ever get involved at all? Where I live we have bunkies they are really a smll building with a bed, maybe a sink often not A place to sit a TV and normally you use the main house bathroom .

    Without pictures all I can say is that in general it's better to put art over a fireplace. But we don't know how high your ceilings are, what your mantel looks like, whether mirrors would reflect anything attractive, etc.

    Elena, sorry no salt rubbing intended! Regardless of what AA may say about selecting their own varieties, I strongly suspect Tantau has the final say. I bet they exert a lot of pressure on suppliers to stock their newer roses, whether that’s by using financial incentives, making it a condition of the ‘exclusive’ deal or simply saying nope, you can’t have that one. Most breeders want to push sales of their new releases over the older, potentially less profitable ones. What the customer actually wants is irrelevant, it seems. Still, I wish you luck in your campaign. Hi Carol, that was just a very brief chilly interlude we had here, we are back to more familiar, seasonal temps now and rain.
