Well John, its hard to take the seeds out of the peat pots,I mean I could dig them up,but my peat pots are the peat pellets that are wrapped in netting,not peat pots with soil in them. I have very good results with the peat pellets,I am using up my old seeds to try to get some plants to grow, and get fresh peppers to get fresh seeds this summer. i just got some Trinidad Scorpion seeds and Yellow Bhut Jolokia seeds today,and planted them my other favorite way. I plant them in very light soil less mix in small pots,and water them lightly,then cover them completly with a plastic bag and use a rubber band to hold the plastic tight over the top,it traps in the humidity,and I then put them under the lights of one of my AeroGrow gardens,and if the seeds are fresh, I get sprouts as fast as a week! I have never tried the Scorpion seeds before, but the Jolokias always came up in the past. If I was using fresh seed, I would get up to 90% germintaion. The ones i have planted already in the peat pellets, I have the heat coming up from the bottom,and I am hoping for the best that I will get some germination. The seeds are almost 2 years old, but they are 10 different varieties. So if they come up, great, if not, the seed is old and nothing I do would make them sprout. I just have so many differnt super hot pepper seeds left, of so many types, there has to be some that are still good. So I am trying to grow some and try some new peppers and get fresh seed. I just saw that I have a ripening Lemon Drop pepper right now, and a Naga Morrich to! And we have had so many nights of low 40's and high 30's! The plants are looking short and sickly, but I am getting a few peppers. 1 of each of those at least I will have fresh seeds of those, and if the others flowers will produce fruit, I will have some Fatalii and Naga Jolokias,but so far ,only flowers, no fruit. So I bought the fresh seeds and I know they will sprout the way I have them planted,so once the spring/summer heat kicks in here, in Ft.Laud., they will take off and I will have a tons of peppers and seeds. I just hope a few of those that I have in the peat pots do sprout,or I have a lot of seeds to throw out. To many to keep trying over and over to sprout.

Front of house - if it's not included I wonder what they're trying to hide. Kitchen - expensive to change if you really hate the style or layout. Bathroom - as for kitchen. Living area - whichever one photographs best, show features of room, eg window, fireplace, built-in shelves. Another living area or master bedroom or outdoor entertaining area. I agree with Redcurls, don't emphasise your furniture. Pictures of furniture make me wonder whether the room is too small to be photographed, or if there's something out of view that I need to know about, or if the realtor is sloppy and would be a hassle to deal with.

Thank you so much. Your kitchen is gorgeous! I wish I'd popped in here before I had the lighting started. I've got four, 6-inch cans spaced in the main ceiling, with two, 4-inch above the cook top and another two 4-inch over a counter and the sink area. I really wanted smaller cans but was talked into the 6-inch due to light spread and cost. It's U-shaped situation with the cook top on the open side of the peninsula, and the sink in the middle of the U and then counters to the right, along with fridge. The 6-inch can really casts a shadow onto the counter top, but I am going to do under cab lighting and am trying really hard not to let that shadow bug me too much. The LEDs have not been installed, just "placecard" regular bulbs until all ceiling work is done. A 1970s ranch. Didn't have the budget for a total gut reno. But in hindsight I do wish I'd spent the money for a proper designer. I guess I thought having read shelter magazines for the last 30 years, I was an expert. Not! :-)
