Chimney Repair Pricing

Hi all,

After noticing moisture damage in the ceiling of our second floor, I called our roofer to inspect the flashing around the chimney. (that was the area where the damage occurred) He said the roof was fine but the chimney was falling apart.

I've found several local chimney repair companies, and have one personal recommendation. My question is: what should I expect to pay as a reasonable fee for inspecting and repairing a chimney? My house was built in 1959. It is a Cape Cod style, so the chimney starts in the basement and extends up through the two upper floors. We do not have a fireplace, and we use gas heat. (we had a new furnace installed last year) We live in a northwestern suburb of New York City. I'm not trying to get the lowest price. I just want it done right for a reasonable fee.

Why not eliminate the chimney altogether. Ask about the installation of a direct vent kit.

Otherwise, you can install a liner in the chimney, unless the chimney is structurally unsound.

I'm not familiar with a direct vent kit. It might be an option for heating, but the chimney still needs to be repaired because water is coming in aroundt he edges and causing damage.

Recently had a local company come out for a fireplace cleaning and inspection. This is not the first time i've had them out and previously they did some crown repair. This time they saw some cracks in the crown and suggested what they call a "flexible crown." The price around $150.00 Is there a product availble for sale to the public that I could put on mayself. Chimney brick repair and gas insert conversion

Nope. The brick on our chimney was beginning to spaul so we had it torn down to the roof flashing and rebuilt. We had a third party modify the chimney cap to extend the top to fit over the flue pipe cap for the gas insert. I'm not sure as to the extent of your brick damage.

I guess I misunderstood. You said the roof was OK, but the chimney wasn't.

Call your heating company and ask about a direct vent kit for your heater. Tjerlund makes the power venter and vent kits.

Okay, I'm probably not being clear. The roof is okay, but the chimney is crumbling and water has gotten in through the bricks. It should also be capped, because water (and critters) can just get in through the opening. My roofer put some tar around the chimney to keep the water out until I can have it fixed.

So the problem is the chimney - I don't need to do anything with the heating system.

What I needed to know is what kind of price is fair if I have to have the chimney re-lined, and the brickwork re-pointed and capped?

I'm guessing that the chimney is falling apart because of water vapor/condensation/acidic damage from your heating equipment.

I just lined my chimney with Stainless 316 because I burn wood and coal and the materials cost me about $600 wholesale. Add markup and an unknown amount for labor and you get into the $1000 to $2000 range. Add another $500-1000 to remove a clay tile liner if you have one, if it's necessary to get the properly sized liner down the chimney. My numbers may be conservative.
