100 degrees, and need new AC

Folks, new to site, need some help selecting AC units for my upstairs portion of my new home of 6 months. The house has a 1895 sq foot upstairs that does not cool now in August below 80 degrees. It is currently being 'cooled' with a Trane XE 1200. Model number TTP036DW00A0. Serial Number P16353L2F.

In getting new quotes, I have had 3 folks come out.

Service 1 - recommends a 4T unit replacement. 5300 for a TRANE, 5600 for Carrier, no new ducts needed both 14SEER

Service 2 - recommends a 4T unit replacement. 13 SEER, 4800 carrier. 14 SEER 5300, 17 OR 21 SEER Infinity 8900. No new ducts, new copper though.

Service 3 - recommends a 5T unit 14 SEER 6350 Trane. no mention of new ducts (althought service 2 recommends new ducts with 5T unit, but said 5T is too big)

Any help out there ? I would like to decide by 8/17. We are in the Texas/Dallas area.
