OP here. Updating this post for any future small sinkers doing research. Got a quote from the countertop fabricator/installer: - Countertop and sink removal: $550 - Sink cutout: $350 - 2nd trip fee: $200 - Countertop and sink re-Installation: $700 - Total: $1800 Then got a quote from my contractor: - Sink removal, cutout enlarged and polished on site, sink installation: $400 For $1800, I never would've pursued the larger sink, but $400 was an irresistible amount. Was nervous about all the dust, but I taped off every single opening and sliver in the kitchen even areas that may not be affected like the top of my cabinets. My contractor also taped everything off with plastic, but I would highly recommend taking that extra measure yourself. There ended up being zero dust in drawers and minimal dust overall. They did a great job and I'm SO happy with it. That extra 4" makes a world of difference functionally and aesthetically. Pics below! Thanks, everyone. For us, the reason for not doing it now is due to the cost - we cannot afford hardwoods, but we want a higher-end engineered hardwood (instead of laminate). We are also getting a pool table, which means when the floors go in, the pool table would have to go out - and we don't want to wait to get the pool table as our front room has a large gap. I agree with all of you; we decided to wait until next summer to do it - that way, we won't compromise on the quality of the engineered hardwoods. We also will not do the bathrooms as it seems there's a good number of buyers (and forum members) who say carpet is king in the bedroom, which is how many feel, as we know. We will just eat the cost next year of uninstalling and rebuilding the pool table. We plan on being in the house another 3-5 years, 7 max, so I agree we should make the house as we like it.

Well I have several rental properties and the attorney who handles leases and detainers for me sent an email on Friday advising against terminating leases or detainer actions. So my advice is while much of the country is on lockdown terminating a lease is wrong and increases your exposure. How long that lasts is not a question we can easily determine at this point. Perhaps consider that some people might welcome the chance to end a lease because their paychecks are no longer guaranteed and that some may decide to move in with family or friends to save money. OMG!.. Why would I consider that, when you stated "I would really love to sell ASAP for many reasons, but I wonder if I should renew my tenant's lease instead?" If your tenants have an expiring lease and want to leave, then they will not renew. You are not asking about letting tenants who want out of a lease out, you are asking about kicking people out of the home they have been advised to stay in. I don't give a $%^& what color crayon you use to color that, it is dark. As for month to month leases and winter, I have rentals near a college campus and I assure you my prime lease period on those properties is three weeks long. If I miss it because of this, then I will make it work, but that is the reality we are in.

Don’t want to maintain and water the grass regularly for the next few years if we don’t need to. Mulch/sand/gravel seem like more sustainable options. Concrete simply allows us to do more with the space in the meantime but certainly wasteful as well.
