refi update

i tried to add this message to my original post, but no luck.

first, thankyou all for your support and kind words--i do tend to get excited and throw myself big ol pity parties. so thank you for coming!

i am back on track with my loan officer, and trying to make the numbers work. meanwhile i'll also start shopping my loan around to see what the local credit unions and such can offer to me.

my reno will happen, but more slowly than we had hoped for.

dh is very anxious to get that roof replaced and it all done while he feels well enough. we do not want to be under construction for a long time, especially since he could start feeling lousy again one of these days.

this chemo is his last shot unless they find a drug trial for him.

he's haad a brill idea though--we will gc the work instead of hiring a contractor to do it--this is my fourth remodel, and he spent his life building and plumbing, so we have the know how and skills to get it done.

now to get that dang loan!!!

I had good luck with Citizen's Bank. last Summer, they were, and are currently, the only one I know that will do 90% ltv. We knew once the work was done, our house would go up in price to be more like the neighborhood average, but others would not give us the money to do so. We are adding space as well as updating, so we know the value will be there. Now we have to get it finished so we can refinance the whole thing to a lower rate while it is still worthwhile. The second loan is at 6.3%, so we are hoping to get it all down to around 4 if we catch it right (15 yr). if rates go much higher, it won't pay to pay closing costs to refinance, so we will just pay down the 2nd as fast as possible.

Boy can I relate to paulflyboy. I went with a friend of a friend and will never do that again. He is a mortgage planner and financial planner. I started the refi process in November. The paperwork is still not done and I finally told him forget it, give me all my paperwork back and I will shop around for someone else that will work for me. I gave him all the information in Nov that was on the checklist to refi. I didn't hear from him for about 3 wks and then finally emailed on an update. Oh he told me he was working on it but all his appraisers are booked. So I finally found an appraiser on my own who charged 300.00, I think this is high. The appraiser told me he would send the appraisal to my mortgage planner. That took about 3 weeks. I kept emailing him and asking him about my refi "We are waiting to hear back from the bank....blah...blah....blah. Finally on Febuary 18 he asked if I had time to meet with him and I told him of course, I was tired of waiting. When I got to his office him and his business partner talked about financial planning, nothing about my refinance. They want me to put my extra money from my refinance into a financial planning savings plan. I am like no way I just want my refi done and I will decide what I want to do with my money. They talked to me about 2 hrs and the next day sent me a questionaire about the financial planning. I told him I am not interested I just want my refi done. Long story short he called me today and kept pressuring me into his financial planning. I got fed up, hung up on him and wrote him an email to give me all my paperwork back. Here is my email: I need all of my paperwork back from you as soon as you are available. I am going to shop around for someone else to do my refinancing. It has taken way to long and you keep pushing me to do your financial planning and I am exhausted. Last time I refinanced it did not take this long and I got answers. When I met with you on Wednesday I thought we would be discussing my refinancing but I feel pressured into your financial planning and I am not happy right now. That was end of letter. Now at this point I am so frustrated I don't even want to start this process again so yes I can relate to the refi nightmare.

We recently re-fied and I was surprised that the bank required the appraiser to come inside the house; we've re-fied before, and I am pretty sure it was just a drive-by. However, our appraiser didn't spend much time in the house, and only went into a couple of rooms. Maybe it was just so he could get an idea of the general quality of our flooring, trim, fixtures, etc - stuff that would affect our home value. Our upstairs bathroom was a little torn up, as my husband was in the middle of replacing a shower valve, but the appraiser didn't go upstairs, so it never came up.

It's 28 days from plaster/fill today.... The PB has not turned on the SWG, drone or heater. They didn't even vacuum until last week. That's one of the benefits of this PB, they do all the stuff for the first month or so (brushing, cleaning, water setup, etc.). It's been cooooold too, so I'm glad I've not had to get in the water. Our cost was low 40's. We still have landscaping to do around the pool and to hide the equipment. We had the option to put the equipment around the house, but we wanted the side yard for other purposes (kids, dogs, garden). That space by the fence was going to go unused (in our experience with friends with pools), so we put everything over there and will fence/plant mask it. Pictures: From the jump rock Turtles at night

Hi Parma! Haven't been around much lately so I scanned a few pages to see what I missed. So glad I caught this! Your house has such a quiet, serene elegance! You should be very proud of what you have accomplished. I think you're ready for a holiday open house! Your dh must love returning home from his travels. He has such a nice environment to retreat to (not to mention being w/ you & Miss Arwen!) All areas "down south," btw, do not necessarily provide a lot of bang for the buck. I live in VA & bought around the same time you did, spent about the same amount you spent, & got far less for my money than you. My house is 22 yrs. old w/dated baths, small kitchen w/mismatched appliances, aging heating & cooling system & windows. I'm not whining, it is what it is, but just wanted you to know that I often think of you as getting a simply fantastic deal, & have been amazed at the great real estate prices in Chicago from your example! It's all relative. I know we're in better straits here than many in other parts of the country due to the large military presence in my area. While home values have fallen, they haven't plummeted as they have in some states. We are doing a re-fi too! What interest rate are you getting, if you don't mind sharing?

Somewhat OT - YOU can look for clinical trials (see link below):

And if you're not dealing with a major cancer center - you might try one for a second (or third or fourth) opinion. Major cancer centers have more skills than most local places.

And - considering how bad the situation is - make sure all your legal documents (like living wills - health care surrogate forms - etc.) are up to date and in good order. You don't necessarily need a lawyer to prepare these. If I remember correctly - the Florida Bar (or maybe it's the Florida legislature) has them available on line for free. If you're a resident of Florida - I'll look it up for you (I'm a Florida lawyer - but all of this stuff varies from state to state - and I'm not familiar with other states). Remember to comply with all the signature requirements (forms might have to have witnesses - be notarized - etc.).

Sorry that the situation is so bad - and that I sound somewhat clinical - but that's what lawyers are trained to do - try to deal with the problems of other people. Best of luck, Robyn

I'm just posting to second Shortyrobyn's post. Get thee to a major cancer center if you're not already at one. Here's one link that can be helpful in finding one. Pay no attention to small differences in rankings--if there's one ranked #6 right near you, for example, it wouldn't make sense to travel hundreds of miles to be at the #4. Also, in addition to this link, google can help you find people who specialize in the exact kind of cancer you're dealing with, and if there are a few of them all at one place, that would be an excellent option.

It really makes a difference where you go.
