I bought a semi-derelict Victorian with wings added on either side. The wings are low pitch, and had had roll roofing installed. In our weather, roll roofing might last 2 seasons at best. These were in bad shape and leaking had damaged plaster all along one side of house (which I am still in the process of repairing and/or replacing). I hired a contractor to install metal roofing on both wings. Couldn't afford standing seam, but did go for a high quality metal that fits the house well. It was not necessary to remove the existing roofing. The contractor installed a "cold roof", meaning it is installed on boards nailed onto the existing roof. This allows cold air to circulate under the metal, preventing ice dams at the edges. Snow just slides off, and it also helps prevent heat buildup in the summer. One of the best investments I made. It looks good, and will never need replacement or repair, at least in my lifetime! The key here is a good contractor who reallyu knows what he/she is doing. It's worth paying a little extra for. We have an adobe house and the typical metal roofs just look to modern. Also, we like the look of the shake. Any other suggestions?

OC Harbor Blue It is a cute house. Needs more than just a roof to bring it up to speed. New front walk and plantings will make it so lovely. Maybe a blue front door? You do not mention the material of the front door. If it fiberglass or steel, no storm is necessary. Actually, with the strong south light, if the door is fiberglass of steel, it can be a fire hazard, as the heat builds up in between. I don't like the awnings because they are aluminum, fixed position (so, not flexible). I'd remove and deal with the sun issues from the inside. You only have two south facing windows...how about interior shutters?

I would use charcoal or black. Brand would be GAF in my mind from a roofer who offers the best warranty. Brand is not that important, at least as much as a solid roofer that is factory certified.
