Very Good Points! I need to check into the Home Warranty since I am slowing and have done most repaird not insurance related in the past. I even replaced approx 20â if 2â cast iron plumbing until it was back to close to new thickness. From the kitchen sinkâÂÂs clean-out to almost center of the garage. I feel was due to shifting foundation, settled cast pipe and not flushed good when chemicals vs a Roto-Rota cleaned. A 1â bottom section was out about 3â before a total block at a Y to washer before traveling on thinner to the 4â pipe. The total block was bypassed creating a washout and pool that reentered past the block. Deceiving since I knew the pipe was draining by watching at the Ext clean-Out. The Tell Tale was when my Rota Rota came back with dirt mixed with grease/grime. I needed to talk to the wife of 42 yrs now on what should go into the garbage disposal vs trash after I had to reconnect it with a reduced strainer to keep it from smelling. LOL! A Camera Tech came with his camera and it fell through the bottom and his retriever w/n bring it back into the pipe. With his detector he could show me the exact location of the camera under the frig. He said I would have to call a plumber to retrieve it and he would return for an additional 100.00 on top of the original 250.00 (and he had traveled 10â of just over 50â to reach the 4â pipe. He was probably just a few miles away before I drill üâ holes in a 6â dia and popped a hole in the floor with a sledge and put the camera back in the pipe. I wanted to save him a trip and me some additional money. He came back for the camera but said the camera was not working well (Black & White) and he would come back when he got his new color equipment at no extra charge. Six months and six letters he came back with some nice color equipment. The repair and additional pipe looked good as far as it could go. The pipe was still draining but it became like a clogged artery with grease. If I had known I could have cleaned that with 50% bleach/boiling water mix he had recommenced when cleaning the line. Cheap me! His new equipmentâÂÂs camera would scale the pipe at 2500 psi as it traveled for an extra charge. I declined as well on letting my Home Owner Ins into the matter due to the deductibles on accessing the plumbing. Repairing the floor as my gain on all vs them paying any plumbing repair and all has been well approx 10 yrs. This street was put in 1968 and 5 - 6 of 10 on this side of the street have worked this 2â line only using different methods. I punched 3 approx 16â dia holed to join 2â PVC sections under the sink, center or cabinet to frig walking area, under the frig and jack hammer a 6 - 8" trench in the garage under storage approx 10â and pipe appeared full thickness. Others went around their homes, approx 3 times original dist or tunnel or jack...

No need to be sorry Virgil! I honestly only posted this as it is an interesting concept of who owns intellectual property. I would imagine the are many people who go to a draftsperson to “draw up their plan” (although I was paying for design services) and the draftsperson does that. Does that really entitle the draftsperson to ownership rights to duplicate that plan for profit, whether in whole or in part? I only posted my situation as another example. This revived thread was originally created due to the OP wanting an electronic file of their plan. I figured showing photos of what I thought were close matches would get some reaction of whether ideas were copied too closely or not. While my home will cost me more yearly, I don’t regret the wait. My plan is much better now. I can’t wait to get started.

I learned a lot about lighting from a hotel in Winston-Salem NC where I stayed a number of times on business in the 80's. The Brookstown Inn is a converted cotton mill with lots of exposed brick and overhead beams in the guest rooms. Because the ceilings are so high and irregular they were forced to do all of the lighting with wall sconces, floor lamps and table lamps. Only one lamp in the room was on the wall switch by the door. All of the others were individually controlled by switches on the fixtures. I quickly found that I liked having good light where I was in the room and minimal light in the rest of the space. It felt very comfortable. In remodeling our house we removed all ceiling lighting except for one pendant lamp in the kitchen and a second one over the dining table. The former is just 78" from the floor. The latter is adjustable and is currently just 26" above top of the table. All of our other lighting is by wall sconces, table lamps and floor lamps. The effect of this kind of lighting is to transform the spaces at night. We can paint and furnish the space for a light and open appearance during the day and control the lighting for a snug and cozy appearance at night.

In this house, we've spent a lot more on the house than furniture & decor. I bought it as a starter house four years ago, then after we got married (two years ago) and started looking for another house, we realized we were in love with the neighborhood and our street in particular, and decided to stay. It will not be a forever house, but realistically we should be here for the next 3-5 years or so, maybe longer. There are still many more expensive 'house' projects to be done. I replaced most of the flooring before I moved in, and all of the appliances. The heart of pine floors in the living room need repairs which require an antique floor specialist and I fear will be very costly. And we plan to remodel/expand the second story within the next year, which will be a huge expense. So we could put all of our extra money into the house indefinitely. But late last year I started working more on the 'home' aspect, because I was tired of feeling ambivalent about the decor, and tired of having so many rooms that are about 80% 'done.' Of course with the economy, my timing couldn't be worse! Since I thought I'd trade up in a few years, and had spent so much money on flooring, etc., I only purchased a few essential pieces of furniture, and otherwise used things that I'd had in prior rentals. So there are still quite a few gaps to fill, although several of my friends who do not care about decorating think the house looks quite 'done' and don't understand why I'm dissatisfied (and I suspect that DH agrees with them to some extent!). One thing I've learned with some of my recent purchases is that furniture can solve some of the functionality problems that the house has. Storage pieces can be very expensive, but they're worth it. And even the scale of our non-storage furniture can change the way that the rooms function, not to mention layout & furniture placement. So that makes me feel more comfortable spending money on the 'home' aspect, because some of these changes have really made the house much more comfortable to live & entertain in.
