Well, I'm going to be heading into the last season for several large seed-raised Plumerias that have never flowered. These are multi-branched, healthy 5-6 footers in 10-12 inch pots that get at least 8 hours of sun when outdoors in late spring to early fall, have been fertilized with full-strength bloom formula every few weeks (or in one year, every 10 days to 2 weeks), and grow a good crop of foliage - but not flowers. Any further ideas on promoting flowering before they wind up on the compost heap next fall?

I think we have positively identified it from my "Name that Plant" thread. Users trini1 & Alisonoz have recommended Rain Lily - zephyranthes, it seems correct! With that in mind, anyone have experience with rain lilies dying back over late summer & should I tale any extra care steps? This may be time consuming but the first defense against hornworm is locating the eggs..every evening I inspect the leaves (underneath) so many leaves to inspect so ya are gonna miss some..I do..the Hawk Moth is the culprit...the big parent..4-5 inches wing width..biggern...she usually comes out in the late evening to lay the eggs under the leaves. I saw only 2 last year and took care of them early....stomp. I don't really know is there is a prime time for the Hawk Moth to lay the eggs because this year in late March I killed one laying eggs on the young maters still in their cups awaiting transplant. Right now the plants are thriving and I do my usual inspection fer pests so far so good. As far as planting distance I can see why ya had a jungle...in the future I would do a good 3 foot for determinate and even more for indeterminate.. Second question..Brandywines (3 species something like that)..aint had good luck with them (because of my region) though others have. I have heard they are at the top of the heirloom maters in taste but are finicky about conditions. There are several peeps out there that have grown BW in success.. Happy gardening.. p.s if ya see a hownworm carrying a lil sack of eggs on it's back..ya can kill it quick, or let it die a slow death because the parasitic wasp has already laid it eggs on it..the babies eat it.

Update- after making a few calls today, I actually found someone who might be able to help.. am actually very optimistic.. I am very frustrated with my current bank, who I used to love!! From mid 1990s to a few years ago.. they were the best!. but currently they are in way more trouble than me! on the watch list and is behind in their government loan payments. I thought they would want to keep a great customer like us.. who borrows money and pays it back. I wasn't asking them to lower my rate to current rates, just lower it a little.. re: selling the other properties.. well on our last house if we could have we would have.. we never intended that to be a rental. At the time we first put it up for sale mid 2007, the real estate market in my neighborhood completely went to hell in a handbag! We waited about 2 minutes too long to list that house.. if we had listed 3 months prior would have sold at top $$.. After our last renters left in April we tried to sell again(at 20% below last asking price) had lookers.. but still no go.. got great renters again.. and they might buy in 2 years. And our business is in our commercial bldg.. that keeps us able to pay the bills! I have just heard sooo many stories about people who quit paying on their loans and the bank then will give you many options. My old next door neighbors lived in their 700,000$ house over 2 years without making a payment. Then the bank renegotiated their terms..with very reasonable terms. I think they must have paid a little bit on that, but then quit paying that and lived there at least another year before they foreclosed. I realize banks are in trouble, and I'm paying for my neighbors, but I was hoping someone knew of a program to help lower interest rates for those who to pay their bills..
