Are you aware that there is no way to email you?

You might want to change your preferences to 'show email address to members,(in the drop down box) and allow emails to be sent via the form at GW.

I never heard of TIC investments, but now see it means Tenant in Common.

Hi Pete ...besides from being obsessed with growing roses I am also a passionate flyfisherman. I just bought this light 2 handed SAGE fly rod. Only Madame Issac pereire gives me the look about the price tags on my fishing rods. You can see on the price tag that I paid 6695 DKR /or calculated in dollars...$ 1175: She has to understand that we needs these things and that the only difference between boys and men is the price of their toys. Now a Rosegarden is also a nice background for the pictures of some of the fishingflies I tie. I tie flies during the vinter for salmonfishing in the summer: here a pic of a Black Green Highlander: I have not had much luck this year. Only caught a few searun brown trout in the salt, but not a salmon in the rivers yet. Last year I caught this big 29 pounds Atlantic Salmon: So show her these pictures and tell her you need a good fishing rod to catch the big ones. She will understand! I love to go fishing in my local rivers, the rain we are having will make more salmon and Sea trout run the rivers:

I don't know if it makes any difference, but our 1031 adventures have all been within a separate trust that was established by my late mother, of which I am trustee with power to appoint. The trust sold one property. The trust bought a second property using 1031 exchange laws. The value of the property is now more than 12 times the base cost -- a very hefty capital gain even at the current 15% rate. I know we could sell and reinvest only a portion, and pay taxes on the rest. I know I could appoint this property out of the trust to, say, our DS and DIL or our DGS (age 2). What I'm wondering is if it isn't best to let them "inherit" the trust holdings. What I don't know is if they will also inherit the tax base or if the 1031 property resets to date of inheritance.

What a relief to read I am not the only absent minded person around! I had my pot filler installed in September, and my problem seems to be that I keep forgetting that it is there! When I do remember that I have one, it works great. I just NEVER, EVER walk away from it when the water is running. The flow is very strong and fills a pot in seconds. The flow is too strong to fill a mug, but works well in filling a kettle. I use an electric kettle for my water and love it. We have one of those instant hot things at work and while it is ok, I am a pretty fussy tea drinker and much prefer water from a kettle.

The reason I didn't comment on Angel is because I am not familiar with that dog's problems. An in-home consultation with a behaviorist might be good to evaluate the situation and suggest ways to re-introduce the dogs to one another. I also think that once wolfie is dealt with, he will be more calm around the house and this problem with angel being annoyed by him might go away. If I had 31 acres, I would find some place to dig a hole. Then I'd wrap some food treats in a paper towel and bury it in the hole and backfill with dirt lightly. Then I would drop crumbs to leave an extra scent trail back to the house. I would then take your active dog and go outside with him on a leash and let him follow the scent back to buried treasure. Tracking and digging may not be as exciting to all breeds as it is for my dogs but it's a lot of fun for mine to track down the treasure and dig it up. It gives them an opportunity to uses their senses and their noggins and it's not that physically strenuous on me. I'd rather do that than a long walk. If I had as much land as you, I'd have some rather extensive trails and would set up lots buried treasures.

Can you be a little more specific as to what you're looking for... pitfalls of TIC? Discovering at a death you're now a TIC with a stranger? Living in a property and paying rent to the other tenant? One of the tenants forcing a sale of the property (forcing a legal "partition")?

I don't have any experience with one, but am always curious as to why something like this might be a good idea.

Sorry, this is not the typical legal description of owning property with a spouse or friend or relative. TIC (Tenant In Common) is an investment vehicle...a long story but esentially for people who own investment property and want to do 1031 exchanges. I am into them and would like to meet others who are. They are new in the last 4 yrs. so most investors, accountants and lawyers have never dealt with them.
If there was a TIC investor on this site, they would know exactly what they are.
