Interest Rates Rising Again Despite the Fed's Actions

The Fed is trapped. The current buy back program is too small to have more than a symbolic effect. Expanding it, though, would trigger fears about inflationary financing and risks bringing on the rise in bond yields and collapse in confidence and the currency the Fed is desperate to avoid.

You can't put a forest fire out by spitting on it. We didn't get into this mess overnight, and sure aren't gonna get out of it overnight.

If interest rates are rock bottom now and people seem to buy houses (and everything else) on the "how much a month" plan, does that mean that house prices have no where to go but down (as interest rates go up)?

Well the lady from the office called with the soil sample results, left a message with my wife today. Very interesting. I took 3 natural unaltered samples from the area I'm developing for blueberries, as well as 2 more much farther down the slope with different trees and soil. The three were pH: 4.62; 4.58; 4.77. The other two are: 4.76; 4.88. That sounds pretty damned perfect. They said the E.C. (I assume this is Electical Continuity) was 0.01. This is a new concept for me. But she said it means the citrus we grow there will need fertilizer. How about the blueberries? I imagine I'll need to be careful with the ammonia sulfate as it will lower the pH, and I may be in the unusual position of the pH being too acidic for blueberries. What's good cheap fertilizer I can buy for this location for blueberries? As a side, I slipped in 3 more samples from different locations: The area most of my blueberry plants are being temporarily held right now (5.42) ; nice looking large vegetable garden plot I made (6.19 with EC of 0.42); and my backyard (7.24). So everything looks to be right on track. I thought my backyard was interesting, as this is an old suburban area and there's a lot of concrete and gravel around and it must've leached into the soil. That's my guess anyway.

Two days, two freaking days of very warm weather, and suddenly it's all exploding. PJM Rhodo's have exploded into flower. Autumn Blaze Maple went from no signs of anything, to very extended buds, and probable in first leaf in two more days. Sugar Maple flowers buds are popping everywhere. Pears are at peak and leafing. First leaves on two Japanese Maples. Two Cornus kousa dogwoods are going with first leaf on one. Chinese Pistache buds are expanding. Triflorum Maple will have first leaves tomorrow. Ginkgo went from no signs, to green breaking the buds open today. Ilex decidua is leafing out. Flower buds on Paper Bark Maple are swelling and will be popping soon. Buds of Fire Dragon Shantung Maple are growing now. Redbud is showing some pink at the ends of the buds. Even my Bermuda grass (warm season grass) is showing signs in the warmest spots. Woke up today to find the house across the street for sale this morning for $60,000 less then we are asking. WTH is up with that. I know they just want to get rid of it, but it's gonna kill us. We knew it was going on the market, but we didn't know what the asking price would be. The woman that lived there passed away, and her family just wants to get rid of it. It's 400 SF less then ours, and the lot is smaller. We figured they would list it around $319,000. They would have no problem getting that. I'm not sure you really need to worry about this house. What's the condition of the interior? If the former resident was elderly and couldn't maintain her house, it may need quite of bit of work. This, along with the smaller size and lot, could explain the price difference. When we sold our townhouse, our neighborhood had the oddest price structure. The inside units all sold in 2006 for 350K, but all the outside units all sold in 2006 for 340K. The outside units are all larger with larger lots. I think a lot of buyers were puzzled by this (I would be) asking why the inside units had higher comps. The sold amounts aren't rational and they make no sense but that's just how things are in the neighborhood.

Well, each pest naturally has its likes and dislikes where environment is concerned... spider mites prefer dry conditions with low humidity, while pests like fungus gnats are attracted to moist, humid conditions... but I wouldn't call the Gritty Mix "dry" by any stretch of the imagination... unless you're allowing it to dry out to the point where it's desert-like, and there's not even moisture in the form of vapor available. Since container growing puts us in control of what happens, I've found that using a more porous medium almost forces me to check my plants more often... because I'm watering a little more often, which in turn allows me to catch any pests BEFORE they become a problem. It's a lot easier to eliminate such a problem when it's small, as opposed to one that's been allowed to remain and become so much of an issue it begins to noticeably, visibly harm the health of the plant. So, with that in mind, I haven't had issues since changing my growing methods. While I'm watering and checking new growth, or removing any older, deceased leaves, I'm also doing a visual check for any other problems, including pests. The majority of my plants spend all warmer months outdoors, sitting on a deck in beautifully dappled sun/shade... quite naturally, larger outdoor spiders of different types tend to move in and keep my plants pest free. I allow a few to stick around and help, and then kick them out when my plants are brought back inside for the colder months. I just rinse off any webs they've built, and they usually skedaddle off to find another home. They're usually smaller crab spiders, orb spiders, or little wolf type spiders you'd find outdoors... nothing nasty, just helpful in a garden setting. I try not to use chemicals if I don't have to... though I do keep a 2 in 1 systemic around just in case I need it. I'd rather worth WITH nature.

I think that's putting way too much weight on interest rates as the defining determinant of real estate pricing and demand.

As proof; rates have been FALLING... but real estate has NOT been rising (to the contrary, actually.)

When people measure "how much per month" it is also relative to a couple other things than cost;
A) how much am I making now?
B) how confident do I feel about the future?

Currently people are feeling hammered in both of those areas, regardless of itnerest rates.

I agree that "how much am I making now" and "how confident do I feel about the future" are important but I also believe that interest rates impact those decisions.

Up until recently the Fed used interest rate manipulation as the main tool to spur the economy or ward off inflation. Housing is one of the industries that is most directly tied to interest rates. If rates go down housing becomes immediately cheaper and spurs demand which increases prices.

You can argue that the other factors are more important than interest rates but lowering the interest rates also affects those factors. Someone who has a high interest loan may now be able to refinance and have more money available for additional purchases. It also gives business a lower cost of capital for which they can use to expand to meet the increased demand for goods from consumers. Expanding causes more people to be hired and generally improves salaries and confidence in the future.

Sooner or later the fed is going to have to raise the interest rates. When that happens it will have a negative effect on the economy as a whole including housing prices. But since housing prices are not only affected by the indirect forces of the raised interest rates but also by the direct cost increase to consumers, they will likely suffer more than the economy as a whole.

Just because theym ay have hit rock bottom does not mean they are going to increase rapidly. They may or may not.

Another thing which impacts the housing market is whether or not you can get a bank to loan you the money for the purchase. The rules of the game have changed rapidly and it will take many people a while to adjust and save up that magic 10-20%.
