Masonry Fireplace / Flu

Hello everyone,

My home was built in 1975 and has two fireplaces, both masonry built with terracota tiles lining the flu. We had chimney sweeps from Top Hat and A Step In Time (Northern Virginia) check our systems. They are saying that we need to parge the smoke chamber and get some mortar work done. The bricks are not smoothe and are staggered a bit.

We were also told that stainless steel liners put in. We had one of the vendors bring in a camera. Our viewing reflected no cracks in the tiles themselves but there were gaps in the mortar between them.

Not sure if its reasonable to get all of this work done and the cost is pretty big (about 12K) for two.

Are we getting a resonable assessment or are we playing into the fear of fire?
