Comments (24)Most people don't want their kids on all different floors of the house and they certainly don't want them in the basement. "Most" people must not have teenagers. ;-) We have refinished one section of our basement as a "bedroom" for our teenage son. Our house has a master + two upstairs and a small 4th bedroom on the main floor. The basement bedroom has a closet and a sink and a window that looks through the workroom behind it and out those windows. We did not want to go to the expense of creating a full bathroom in the basement, but the sink was easy enough to do and there's a full bath right across from the basement stairs. The girls used to share a bedroom upstairs and he had the other so that I could keep the main floor as a guest bedroom. (And, also, when I say "go to your room" I generally want it to be as far away as possible... lol). Now that they're older, though, this has been a great arrangement. Although it's a nice sized room, clearly a bedroom and functions well that way, I would never list it as a 5-bedroom house. (We visited one recently that didn't even have a door to a basement area that they were trying to claim was a bedroom... ). Comments (9)In general, finishing off a basement adds space to the house, but below-ground space does not add that much value. In your case its even harder to get value because of the low ceiling. In my city you need a special exception to finish a basement that has less than 80" to the finished ceiling, and you need an egress window if there is a bedroom. We finished off our basement as a do-it-yourself project and did not add the egress window. Based on our permit it is only storage space (although it has a bathroom and laundry room); however, it did add to the overall house square footage. Comments (9)I have a finished basement that is a family room and home office. It has two large windows and a slider. Basements are always the coldest spaces in a house. In the summer we close off the ducts because it doesn't need any A/C. It's still cold, and of course it's cold in the winter. So give some thought to the HVAC for this space while you're planning your remodel if this is going to lead to your spending more time downstairs. But you can't change the laws of thermodynamics (at least that's what my husband the retired engineer says). Cold air is going to sink the lowest part of the house. I think you can make a case for either floorplan. We only watch TV in the evening downstairs, so we wouldn't miss a window in this space. If you spend more time in the basement would you miss the window if you did the second option?...See MoreUser
