Newgen, Since I live in your same vicinity, and have a similar sized, non-hfgh, 10 x 14, perhaps a description of my setup will be useful. I do not grow tropicals, only vegetables, so make some adjustments as necessary. The top vents are on bayliss autovent openers, set at 70. I added two bottom side vents, also on bayliss at 70. I have an exhaust fan set to 90. Since the bayliss vents will be open by the time the exhaust fan comes on, there is no need for an additional intake vent, electrical or otherwise. My one 1500 watt electric heater will keep the greenhouse above 40 even on the coldest nights, which is enough for most vegetables. A small camping tent propane heater is used if the occasional power interruption occurs, or it is especially cold. Since most of the time, either the vents will be open or the heater with fan will be on, I do not need any circulation fans, other than a few small solar powered computer fans. One electric circulation fan should be more than enough for your crops. To keep the greenhouse at 60-65 F. , you probably will need two 1500 watt heaters, at least on very cold nights. However, you will need either a 220 v line or two separate 110 v lines from the source if they are both running. Run the calculations on how much operating two heaters will cost per hour..... A non-electric, inward opening intake vent should work almost as well as a powered one, and is less expensive to buy and no cost to operate. When the exhaust fan comes on, the negative pressure opens the intake vent. Hope this is of some use to your planning. CR

Good to see you with another project! Just to play devil's advocate, and because IIRC your kids are two boys just a tad older than my 2 boys. Do they really need better organization for their stuff? Is this wishful thinking on your part, that if they had different space, their stuff wouldnt be all over the counter everywhere like an explosion? My boys' bathroom looks like that- I close my eyes to it and make them clean it once a week. The rest of the time it looks like what it is, a bathroom that belongs to two teen boys. And I have two brothers- their bathroom looked like that and they are both very neat clean organized adults. VERY! So being a pig when you are 14 -18 does not predict that you will be a slob as an adult. With all that said, I am not sure I like the tall tower separating the toilet from the vanity. I think it might be claustrophopic. I think that if the storage isnt accessible while they are at the sink they wont use it- well they might take things that you put inside out but I doubt they will put them back. What do they need to store? What about a shallow tower between the two sinks? Maybe with an enclosed outlet and a designated space for the presumed electric toothbrush and blowdryer? Do they have electric razors too? If not a single shallow tower in between the two sinks, what about a set of shallow shelves from counter up for each sink. I have seen(but cant find right now) where the upright that the ledge sits on is actually a sliding or push to open door with more hidden space- that would be awesome for not-to-tall plug ins! We are building a new home in SW FL. Our plans are below. Our first thought was to cover everything with a pool cage but I have an aversion to them as most are quite ugly and I hate the idea of feeling like I'm the one in a cage. So then my idea was to cover the whole back "lanai" area with automatic screens. I was planning on covering the top of the pergola too so we wouldn't have water and sun coming on us when outside. Our sliding doors from the great room will be pocket sliders so the whole thing will open up extending our living area outside. The ones from the kitchen/dining area are regular sliders. Now I'm thinking I'll keep the area outside the kitchen/dining area a pergola and just screen the area (with automatic screens) under the balcony. (The shaded area in light blue) Then keep the pergola open on top. Thoughts? Comments?Here is the second floor to show where the pergola would be in relation to the balcony.

I don’t have a solid surface backsplash, but for my kitchen renovation I’m considering putting in a solid surface countertop with matching full height backsplash. I think solid surface backsplash could be a good option for you. Have you come to a decision yet?
