Well we finally have finished the Hardie Plank. A little trimming to do around the front doors - debating on that a little.

Amazed at how "old" our new house looks! It is actually the look I really wanted but didn't obsess about it. Although it was our goal we didn't get anal about it. I think the critical decisions are the Hardie Plank and ipe on the porch flooring. We are not in love with our front door. We ended up getting it for free and it actually is less objectionable actually in place. We bought it from the same company as the Hardie Plank and the shingles so they made it right when we were less than thrilled.

I love it! We are building similar but way smaller! I LIKE the way you guys did the front door though, I wouldn't change it unless you want to change out the slab door with something that has a little more light showing thru (our door is solid right now too) Good thing you posted I was just considering what to use on the porch floor. Is that Hardie Plank tongue & groove? I'm guessing you had to special order it right? We were going to put a metal roof on our porches ourselves but time is crunching so we might end up having the contractor use regular shingles plus anyway I think your porches look lovely!

Although we've already had to caution ourselves to NOT make too many 'get by' choices. Our bedroom with the missing duct work we are able to not use as a bedroom and have decided to ignore it for now. If you've seen any of my other posts you might know that just about every room in my house has horrible cheap paneling (except the LR paneling is real yippee lol). I'm painting it one room at a time, but ours isn't right over studs. I highly recommend painting it if you don't have to rip it out right away. It's a quick inexpensive fix that allows you to focus elsewhere. The painting forum will tell you everything you need to know to do it successfully. A shower is definitely a must in my book! We discovered that siding is hideously expensive. Ours has to wait, as ugly and ancient as it is. If you are up to it, search out companies that do demolition sales for salvage. We have 3 vinyl windows on the front of the house (front porch that was enclosed grr). We got 3 original wood double hungs in decent shape from a house that was being torn down. Eventually I'll swap those in. If you want to do wood window work do a search here for posts on it. There are some good links and recommendations. Our front porch is closed in too, on a block of friendly neighbors :( The north half is the extended living room and the south half is ... kind of a mud room? We hope to open it back up one day.

I think you won't notice the vinyl on the outside of the windows- we have some anderson replacement windows on the back of the house- same rotted wood problem- and with the muntins we got- the double hungs match the rest of the original double hungs. Remember is is on the second floor and will not be viewed up close or examined minutely. Later we put casements with grids ion the side porch so that they resembled the original casements in the dining room- an expert that was evaluating our neighborhood for a historic designation- wrote in his report that my house was one of the few that retained all of the original windows from walking the neighborhood- he couldnt tell the difference. So I think it is the style that will make it fit in rather than the outside materials.

I thought I posted something yesterday, but I guess I was still in preview when the boys took over the computer. My issues are different from yours, obviously. With that in mind, I was also suggesting that you look at turning the pantry to get rid of that awkward set back and get better use of the pantry space. You could even put a shallow tall on the end plus a doored pantry and/or shelves -- maybe even a spot for a TV facing the nook. In the process, if you pick up just a few inches for for the range wall -- as few as 2 inches would allow you to have a 21 and a 24 cabinet flanking the range. If you put a 24 on the end towards the nook, you could put the micro drawer there. That would keep it close enough to the range for use when melting or thawing for cooking and not too far from the fridge -- but it puts it closer to the table where you eat the things you heat up. I'd rather walk further with a cold dish and a shorter distance with a hot one. That would be pretty similar to what we have here, and even with my teens and others in the kitchen, it has worked out well. Doesn't look like you need to make major changes, but I was wondering if the enclosed back porch is deep enough to put a dining table in there? If so, you could look at swapping the door and window at the entry and making the existing dining room an entry/den -- keep the bedroom and have the option of guest room, study, sewing/craft room/library. Oh gosh, your floors are gorjuss. What a beautiful job you've done on the house and such a knack you have for it. If I had my druthers, I'd never cover the natural woodwork, but yours looks very nice. The thermostat and the mirror are such the perfect touches. My mom had covers made of brass and mahogany. I'm thinking she could have just painted them like you did. Ours was a box colonial like yours, built in the late 1900s. My sister bought it from mom to keep it in the family.

It looks great, and perfectly at home on the farm. You're right, it looks like it has been there for a long time. I love your ipe front porch. I chose ipe for my wood floors inside the house, with the exception of my DH library. He wanted cherry in there.

Aww, I love it! Looking good! The kids and ponies are adorable! I have a few ponies at home too. ;) Ok, well only one is under 14.2 hands. The others fall into the horse category. :)

Holy crap, ponydoc! I LOVE it! I am doing something almost exactly similar on my house, which is also a "new old farmhouse." I can't remember if I've discussed this with you before, but probably.
Anyway, I love everything I can see of yours. It's perfect!! I love your door and the trim and transom around it. I would love to know what all you're doing on the inside and to see pictures of everything.

Your new home is looking sooooo authentic. It's beautiful! Lovely countryside around your farm..... looks like you have your own little paradise. :o)

Enjoyed your photos of the ponies too! We just sold our Chincoteague pony last month, and I'm still a little sad. :o(

I too will chime in and say I luff, luff your house. They don't call them classics for nothin'. Keep us informed of your progress. I too am a horsie nut. Have a 32 yr. old TB, retired now. And I now enjoy the chance to ride friends horses often. Can you tell me what the breed of the pony Cat is. She is gorgeous, and talented to boot. Does she have a bigger brother?

Aw Shucks Thanks everyone!!! Our house has been a long time coming. We have lived in "crappy old farmhouse" for almost 15 years. Our new house is about 100 feet behind the old one.

Kimberly- the porch flooring is Ipe - Brazilian walnut. I learned about it online- check out the porch and deck forum here. It does require some maintenance but it is minimal and then it should last 100 years. I was not pleased with the reviews and the look of most of the composites. Really happy with how this looks.

Owl - I can't wait to check out your site.. .my home computer is dial up so it will take me awhile...after everyone else is in bed ( with my evening vino!) Not much happening inside yet..... drywallers where supposed to start today but didn't show... contractor was not happy. The basics... white woodwork, hickory floors. Slate in our clutter room, mudrooms and bathrooms- although that is all open to change ( well except the hickory!) I have a few friends who are into "authentic" old interiors and I don't find those liveable so it will be more of an electic farmhouse type on the inside. Cabinets will be a frost glaze birch with black Zodiaq on one side of the kitchen. Other side will be Oak cabinets with almost black finish and ligher Zodiaq. Pedestal sinks in master, very plain rectangular soaking tub, Walk in shower with slate with river rock floor. When I can't decided on what I want I err toward the simple/plain. Simplicity to the extreme is elegance. There's a brief overview!!! I will post pics on the blog as it goes.

Totally blessed- are you building a barn at your new property? Horses are like crack to me. I have to have one in my life (or 11) or all I can think about is getting another one. I am a veterinarian so it's also an occupational hazard. Love the Chincoteague ponies.... that's a trip we need to make soon.

Joan- well you have noticed the pony of my heart- my red headed child- Cat. She is a Connemara as are the others. We have quite the herd - 5 now with 2 on the way. Cat does have a full brother for sale... I think he will be a little larger than her. He's not mine.... but I could hook you up!! We also raise TBs - could hook you up there too!! Connemaras are like the dirt bikes of the equine world. Cat is the most athletic thing I have ever been around. She literally can canter through the BARN doing flying changes. She is 13.1 - a little small for me. I have her mother also- she is 14.2. She is bred to a 15 h stallion who was recently sent back to Ireland. Really excited about that foal. Have to stop talking horses....LOL. It's a nice distraction from house stuff......

I am regretting I didn't put a tack room in the house LOL- but then I wouldn't have a reason to remodel the barn! My current kitchen is knotty pine.... I think we will put those cabinets in a tack room someday. It's just money!!!

ponydoc - LOL at putting a tack room in the house! I would LOVE to do that. But I think I'm going to have to settle for a barn with a tack room after the house is done. You're so lucky to have an existing barn! I'm hoping to move the horses to our new house in a few years (until then they're staying at the farm). :)

Connemara ponies. Woo-hoo! Growing up I rode my neighbor's gazillion horses and took them to PonyClub. Fun times. They had a Connemara stallion. He was black, and GORGEOUS!! He loved jumping, and I would lunge him (before he was broke to ride) and let him jump little jumps on his way around the circle. He loved it, until one day he ticked the jump, and he bolted away. I lost the lunge line, he sprinted out of their fenced side yard (yep, broke thru the one strand of hot wire) and down the road. Slipped and fell on the road, got nice road rash, hopped up and kept running. The grandma had to get in the truck and hunt him down and bring him home. That was the last time I was allowed to lunge the stallion! :o) LOL!

Anyway, our old place (which we are keeping for summertime) has several barns. They are old, but work great. But now.... no pony. Our cats enjoy the haystack though, and hopefully after this house is built, we'll find some good "kids" horses/ponies. My kids are still beginners!

Unfortunately, dh likes his RV more than he likes horses (has no interest in them) so he had a cement floor poured in this lovely barn. He told me he would gladly give me the outdoor sides to make stalls. Just not the same thing......
