Comments (15)well i work for a major title co in texas and i would def not recommend wells fargo. they are very difficult to deal with and they are NOT CONSISTENT at all with the buyers or the title companies. I would however look into bank of america, and if you do use a mtg broker, be sure to check them out before hand. With all of the issues right now, many people are getting "had" on their loans. Comments (16)No matter what type of foundation you use, the compaction of the soil is key. Even the most expensive pier foundations have failed due to poor pad compaction. Follow the engineer's recommendations for the design and construction of your foundation. Also, pay close attention to the pad site prep instructions you should also receive in the report. The fill should not be placed in quantities greater than 6" lifts and each layer should be thoroughly compacted prior to the placement of the next layer. There are engineering professionals available that test the fill compaction levels as well. The engineer who designed the foundation should make an inspection and sign off prior to the placement of the concrete. As long as you have your foundation engineered, and the guidelines are followed, you have a much better chance of your foundation surviving than the person who just used a certain type of foundation because "that's what he's been doing for 30 years"....See MoreInexpensive "build on your lot" builders?
Comments (63)I built a beach house with Hiline Homes 2 years ago. I actually blogged about it specifically so people could see what our experience was like because I too could not find anything online. I haven't updated the blog with what the house has been like since we moved into it because I got burned out. But overall, I think the house was pretty solidly built. The build experience was far from perfect but that is also true of my sister's super high end build that I got to hear about going up as well. I will say the fixes and responses to getting things fixed on the higher end home were a lot better than what Hiline has done. But our house itself seems like a very good value to me. All inclusive with our land, permits, driveway, excavation/ground prep, etc, we paid about $118 per sq foot. With the builder we quoted with, the cost would have been $160 per sq ft. and the quality at that price would have been comparable to Hiline's since the builder also would have been using similar materials to get their quote that low. (By similar materials I mean the finishing touches like countertops, carpet, flooring, etc. They would have used the same construction materials, and in some cases, Hiline's construction materials were actually nicer.) So, I think you could go with one of these companies and come out okay, though I can only speak for one of them. We had a terrible project manager but he was fired after our build. Buying over the net is great for the DIYer. Do you bring your own steak to Outback and ask them to cook and serve it to you? Don't expect someone like me (I'm a tech, not a PB) to install or support something I didn't sell but the same holds true for PBs. Most of the homeowners that come here for advice have a PB involved or are searching for one or are having a technical issue they are trying to understand and want get educated so they don't get taken advantage of by those without ethics.
