Glassed in porch, instead of deck; small sunroom on right corner, instead of small corner porch

I like it! For purposes of discussion, I'm calling the top of the plan North. I'd make a few minor changes. In the bedrooms upstairs, I'd use reach-in instead of walk-in closets. L-shaped hanging is pretty inefficient - you honestly can't do anything with the corners. I would put the closet for BR2 along the north wall, to offer a buffer between the two bedrooms. In BR 3, I'd move a door a bit to the left, and put the closet on the east wall. That lets you put another window in that room - necessary, since the screen porch forces the north window so far to the side. I guess a closet on that side would cut that window size even more - but not a problem if you put one on the west wall. In the bonus room, I'd put the closet door in the middle, and rods down both sides (however wide the closet needs to be for that to happen). Master suite: I'm not crazy about the layout here. I don't think the closet windows serve any purpose other than to fade your clothes, but I can see where you would want symmetry from the front. Maybe you can put the closet in the middle, and bath on the south side. The laundry room is cramped - you don't have any lace to put laundry baskets, hang or fold clothes. And the garage is really small (mine is 22'x22', and it's a squeeze - I have to park at an angle to open the door). I would bring the garage forward a couple of feet, and move the laundry and mudroom walls south by the same 2 feet. A pocket door between the laundry and mud rooms would help a lot too. That allows you to put a coat closet in the mud room - I assume family will come in and out through the garage more than the front door. In the garage, I would build shelve to the right of the door to the mudroom - 2'-deep shelves can hold a LOT in the garage!

The code required egress path from the basement is not usually allowed to pass through the garage so unless there is another egress path out of the basement it should remain as it is. And if there is another egress path, it would be wise to avoid two doors into the garage if the local jurisdiction requires them both to be fire rated or have special hardware or a perimeter air seal. At any rate, the door to the garage should probably have a landing so the door could swing over it. The basement stair door could also swing the other way so this is a minor issue. It is best to solve the bigger problems, then deal with the smaller ones. I would probably try to put the MBR on the other end of the house in order to open up the kitchen and breakfast area to the yard or, for more privacy, put the MBR upstairs. In that case, in later years, the smaller downstairs bedrooms could be modified to be a master suite and the kids could stay upstairs when they come back to live at home. A tip: take the rent directly out of their paychecks.

Where is the property? In town? In the country? If intown, what do the surrounding houses look like? In the case of in town, in fill, (which it looks like it might be as I see a high rise in the background), it is important I think to look at surrounding houses and see what they look like. Most of these Betz/Gardner type houses are tract type homes and don't fit well into a long established neighborhood. That doesn't mean you need to match the homes there, so no need to build a 50s ranch for example! If there are lots of bungalows, I would build something with that aesthetic. If there are lots of ranches, I would probably stick with a more traditional looking house in a specific genre, like a cape cod.
