Comments (11)dazed, the shower works very well (we had to use it for the last 2 weeks while our bathroom had a leak). The big handle is the temperature control. You put it where you like the temp and leave it alone. (Well, adjust for summer and winter, I suppose) The two smaller levers turn on the volume of water. One for the handheld, one for the main head. Yes, you can use both at the same time. If you want chrome, the price is very reasonable. Alas, I wanted nickel. Oh, forgot to add that all the other hardware is Moen Kingsley. I like the TP holder, the rod pivots up to change the roll. Comments (5)Thanks for your input. The budget is $25-30K, in Los Angeles. That's about twice what we went into this "wanting" to spend. I'm not expecting to recoup the entire cost, but we're in a rapidly changing neighborhood with rapidly escalating home prices, so it's not totally outside the realm of possibility. It's also possible that we could stay much longer than I think. We bolted the foundation, restored/replaced the hardwood floors, removed/hid the popcorn ceilings, and widened the bedroom closet doors last year when we moved in. We got off easy on the asbestos, but doubled our costs when we found out all of our gas lines and half our electrical needed to be replaced ASAP. So yeah, I'm worried that our 20% contingency cushion won't cut it this time either. Option 2 opens onto the laundry alcove that is directly off the kitchen. I agree, it's not ideal. It is also more limiting in terms of potential future projects like a kitchen remodel. I'm really leaning toward the master suite. Additional storage will come from a built-in bench in the dining room window bay, custom surrounds for the laundry and refrigerator, and--who am I kidding?--probably a larger shed as well. Comments (11)I bought a nice 60" double vanity with marble top from Home Depot and they offered a service to deliver to the room of my choice. It was a very heavy fully assembled vanity and that was well worth the extra money to have two sturdy delivery men carry it up . Home Depot Water Creation Madison 60in Vanity - $1299 I also purchased a nice Toto toilet from Home Depot. In the past I've also purchased them from other online stores or from a local plumbing supply. I would typically prefer to purchase from smaller local plumbing supply but the one in town that supplies Toto sold me a 1.6gpf and then gave me a 1.28gpf. When I complained and asked for the toilet I requested / purchased they lied to me and told me Toto wasn't making them anymore. Home Depot let me purchase online and pick up in local store. And I ended up with the correct toilet. Very easy. Home Depot TOTO Drake Toilet - $263 I would definitely install a new tub rather than considering painting / refinishing an existing tub. I prefer a sturdy cast iron tub, but they are heavy. So that might be another one you'd want to have delivered (if possible). Or you can opt for an acrylic tub which would be much easier to move yourself. Make absolutely certain that whoever is installing tile is properly waterproofing behind the tile. Tile and grout are not waterproof on their own and you don't want to spend the money only to have a disastrous mold problem in a few years. Shop around for tile. Hit up a bunch of local tile stores and get cost per sqft for tile you like. Some tile is incredibly expensive and other tile is very reasonably priced. Just keep yourself to a budget and I'm sure you can design a lovely bathroom and source all the materials yourself....See Moremeyermike_1micha
