I would switch the master bedroom and bathroom around. It's a better buffer if you want to go to bed earlier than other people. I also think it will give you more natural light in your bedroom.
Something my builder does that I think is neat is to build a chest of drawers in the bathroom to hold the towels instead of a linen closet. You might work something like that in instead of having the top right closet in the the bathroom.

I would close off the access from the deck to the laundry room. You could move the broom closet in there. I might move the door from the garage over so you could widen the pantry. I like having a big pantry, but that may not be as important to you.

I don't see a space for a mudroom. That may not be important to you. I love having one.

If you want a sunnier look in your kitchen area, you might add bay windows to your breakfast nook.

I wouldn't put that many doors going out to the back deck from the family room. I think it will be a problem when you put furniture back there and you will end up only going out one door anyway.

It's very nice! The front porch will look great.

I also see no mudroom, or at the very least, space for shoes! I know we have a huge shoe pile next to the back door. Maybe other people operate differently, but no matter where we've lived, there's been a shoe pile. The broom closet would be a good place for a shoe pile. I don't know if everyone has the same issue though LOL.

adellabedella, thank you for looking! I would love more light in the Master but I don't see how it could be done..? You wouldn't want to walk through a bathroom to a bedroom (at least I wouldn't). If you see something I don't as far as flipping them.. tell me!! LOL I really like your idea of building something in place of the linen closet, do you have any pictures? Thought about closing that back utility door, but DH is always come in the house from outside, all dirty and we use the laundry sink A LOT.. plus I would like it to be a door with a window, so I have natural light. As far as all the doors. I'm doing it for looks only, and realize we'll use only one. Thanks again!

krycek, thank you! I think we're all the same and always have shoe piles! LOL, we are in FL. and we have sand, but no mud, thank goodness! I haven't had a mudroom in years and years.. and I don't even think many FL homes have them, but we do have a shoe pile! They all go off outside that door in the garage area.

I'm a little short on time this morning, so I can't look at it in detail, but I did notice a couple of things.

The door into the garage appears to be 32 inches wide. Same thing for the opening in the kitchen wall, the laundry room exterior door, and the side deck exterior door. These are all egress doors/openings and barely meet the International Building Code. 36" inch exterior doors are far more common, and may be required by local building codes.

The pantry depth makes little sense to me. It's not deep enough to be a walk-in, but it's too deep to be a reach in. As designed, you have over 70 sf of space given up to a pantry, not all of which is usable, and a broom closet. I think a redesign of this area is called for.

There is no way to access the attic stairs. They start in a blind alcove.

You only have about 9' for your stairs, which is going to make it very low in the hallway to the bedrooms. The minimum run is 10", and the maximum rise is 7.5", depending on the code your area follows. You can barely squeeze in 11 steps, which is only 82.5" high, and then you have to subtract the thickness of the stair stringers. You'll have a sloped ceiling across that hallway, which is OK, but it will only be about 6' tall at the low end.

If you could live without the upper cabinets on the sink wall of your kitchen, you could have a window wall instead- very dramatic (or too much, depending upon your exposure in that direction). Look for the 'anti-upperitis' thread in Kitchens. We plan to have little or no uppers when we build our new place.

I'd rather have the MBR on the outside wall, too, for the light and ventilation- unless you have noisy (or nosy) neighbors.

Tinker, that makes sense! I forget about regional differences. We wouldn't be able to take shoes off in the garage here when it's 5 degrees out...cold, wet shoes in a cold garage = not enjoyable! I should remember these things, silly me.

Don't buy all operable French doors. As was said, you'll only use one, or a pair at most.

I'd want a deeper deck.

Will you USE that front porch? Lot of cost to build and maintain if it's just 'pretty'.

You might want to abut the back hall closets and have the garage door flush to the left, opposite the entrance to the kitchen.

Since there's only one window in the kitchen, consider something tall. (I have an archtop, accomodated by a vault in the ceiling.)

Swing the hall bath door against the vanity, not in conflict with the linen closet.

There have been some warnings about having a toilet room door open into the space. If someone become ill and falls against the door, you can't get in.

Do I remember that you don't care if there's a powder room near the family entry? (I would want one at that end of the house.)

After flipping the mb and ensuite, I'd lean to adding more space to the mb. But if you're planning carpet, I would be tempted to trim the width to avoid seaming the carpet.

I'm posting a picture of our floor plan. (The words may not be readable.) Parts of it are quite similar to yours. We get to our master through a hallway.

Here is a picture of the bathroom chest. I like having it. The only problem with it is that we should have switched places with it and the other set of drawers because ended up with no place to put a towel rack.

I think we extended our back patio out by another 8' or so from the floor plans. It makes the area a lot more user friendly.

adellabedella, I can see the similarities in our floor plans! Do you have any photo's of your kitchen? I'd really like to see how it looks open like that. I have seen many floor plans with similar layouts, just not photo's. LOVE your granite, pretty, pretty, pretty! I'm going to play around with the Masterbed/bath area - just our closet space (MUST have a him and her one) is hard to work in.

flgargoyle, gee... I was hoping since I was able to make that staircase squeeze in my plan.. it would work! :( but in reality.. my little $39 program is telling me your correct! Does this mean that hall need to be longer than 13'..?! Or should it go wider, staircases confuse me! As for the all windows in the kitchen.. I've been DROOLING over some photo's I have in a book and online. The house is actually going to be in reverse, which makes the kitchen side on the west. Really, the worst possible side for our FL exposure. Still - I have to go back before I finalize things and look at more kitchen inspiration photo's.

chisue, GREAT suggestion in regards to fixed french doors.. I had NO IDEA they even existed.. that's why I LOVE this forum! As for the laundry area/closet /stairs.. I don't feel this area is right yet. Just not sure of a better layout, but I'm going to play with it. Maybe I'll get rid of the back staircase, which will only go up to a storage area. Currently, we have a drop down stairs, and although not the greatest, it would open the area up for more uses.. maybe even a toilet!! LOL However, storage/closet space is more on my want/need list.

If the hall was wider, you could have a raised landing, and a step or two going up to the landing. As it is now, that would interfere with the front door. Don't feel bad- stairs confuse just about everybody, even people who build them! Our new house is going to be very small, and the stairs have been by far the most frustrating thing to fit in!

I initially thought your hallway was 12', but I see (I think) that it is 13'. You might just get by with that; better have an expert plot it out to see where it would all wind up. It still won't be full ceiling height in the bedroom hallway, though.

adellabedella. BEAUTIFUL!! Love it, love it, love it! Unfortunately - it only confuses me mare as to what I want - open vs closed. I really DO like both styles equally, where I know some people only want open or only want closed. I just really need DH to help me on this area, because I can't move forward without knowing where things are going.
