Building a Home

Going Out of Town During Build?

We are suppose to go out of town for 2.5 weeks about a month into the build. I think framing will be done during this time and some exterior work. I am starting to think that we should cancel so we can stay close to supervise.

Any advice?

I'm building from out of state, gutsy I know. My builder did specifically mention that we will want to arrange to be in town during framing. I spose its the best time to walk through and catch things that aren't as your minds eye saw them

Do you have a friend or relative that you trust to be there as oversight? Framing is so important...it's the "bones" of your home. Really, only you can decide if you should cancel your trip.

I was gone often during our build, but DH was here the whole time. He made decisions in the kitchen, and other areas, that were not what I would have done. And some of them were contrary to what we had already decided. Needless to say, these little things drive me crazy.

Well I can't speak for other neighborhoods but in our small neighborhood on a cul de sac of 15 houses our builder carries the liability for anyone getting hurt. They normally discourage people from being on the property but they aren't there 24hrs a day. Now as far as kids playing that I don't agree with but I have seen many people through our house during construction while we are pulling up or leaving and the buider's agent even brings people through to see if they like our particular floor plan. We were told by the builder to stay out of the house during the day when construction was going on but also told if we did come by to make sure it was after hours. I'm sure just about everyone in our neighborhood has seen our house just out of curiosity once or twice just I have have seen every house that has been built here as well. Before we started building I was able to walk through someone else's floor plan being built in a different neighborhood to see if we liked the layout physically and not just on paper. Now the builder does usually start to lock them up after drywall but its not everyday as they project manager is on different sites daily and the house does have to be accessbile for subs early in the morning when the work day starts. Also, the project manager doesn't work on the weekends and the house is usually accessible on those days as well since they have subs working on the weekend. As long as the liability didn't fall on us we weren't worried about visitors but once items such as granite, appliances, etc were installed, which of course our builder would have to replace if something was to happen, our house was locked consistently (although not every day bec that is how we still get it to check the updates) daily! Pool build during home build?

It is possible to build a pool during new home construction, but it's important to plan it carefully. Depending on the timing and sequencing of the construction, it may be possible to have the pool built simultaneously with the house. However, if the pool is built before the house, there is a risk of damage to the pool during the rest of the construction process. As for the timing, if you want to avoid the spring rush, it's wise to start the pool construction as soon as possible. Speaking of home improvements, have you considered installing epoxy garage flooring? It's a great way to upgrade your garage's look while also improving its durability and functionality. The current recommendations I've read state that you should put in at least one tub somewhere. If you're building a large two story home I've read you should consider one tub for each floor that has bedrooms. We're modifying the recommendations a bit. The first floor has a mother-in-law suite and the master suite. The mother-in-law suite will have a walk-in shower that can be made handicapped accessible if necessary. The master suite will (hopefully) have a steam shower. I have major sinus problems and all of us have allergies so I think a stem shower could really help us. The wall next to the steam shower will be plumbed so a tub could easily be added but the area where the tub would go will be empty. I plan to put a treadmill, a chair or storage in there. Upstairs there will be a guest bath with another walk-in shower that can become handicapped accessible. The two kids's bedrooms share a bathroom. In it will be a stand up shower and a separate tub. Like you, I really hate tub and shower combos. I went back and forth for awhile with the builder and our realtor (she's been really helpful) and this was the best compromise we could come up with balancing the fact that my family doesn't take baths and tub is considered necessary for resale. We can get away with putting in a cheaper tub in our kids bedroom than what would be expected in the guest bath or especially the master bathroom. Skipping the tub in the master bath will give us more money to put toward the steam shower.

We are going out of town during Insulation / Drywall Hanging. Not too worried about it.

We are fortunate to be living on the property where our house is being built. We caught so many almost mistakes & load-bearing issues during the framing. Sometimes the carpenters aren't on the same page so it's vital for us to do a walk through a couple times a day to make sure everything is right.

A major change for us were the windows. We have a spectacular southern view of the mountains and we thought (on paper, at least) that the windows we had were sufficient for the view. Not! After they were framed in, we did a walk-through. I couldn't see the top of my favorite mountain while standing in my kitchen. That was just not going to happen! So...we changed 3 windows to one huge 8 x 8 sliding door alongside another large window. I'm SO glad we caught that.

We also changed our north bedroom windows to show the mountains on the other side. Our intent was to be able to lay in bed & watch the waterfalls. After the original window was framed, we did a test...nope, could not see the entire mountain as if we were laying in bed. So...we had that changed out to 2 much larger windows. Again, we would never have known unless we were actually there to see it.

We also were able to make other changes as they progressed that we would never have thought of on paper. We added lots of transom windows to allow a lot of southern light that we would never have known before walking through.

Like joyce said...framing is the bones of your house. Also, no one cares about your house than you.

We had to have the first dormer torn completely off of the house because it looked like a doghouse instead of matching our plan.

As we pulled into the site that evening with our 2 yr old twins in tow and I saw that dormer, I remember thinking OH NO.

During a building project on a former house, we went out of town for one week.
We had a front porch and a back deck already. We were adding a large room to the side of our house, and the plan was to put a balcony at the end of the new room.
When we returned, the guys had built the balcony, and, for whatever reason, had continued it so that it attached to the front porch and to the back deck, making it a wrap-around.
After much discussion and our decision to just leave it there at that point, the builder said, "You will be so much happier with it this way."
It did turn out that we loved it, and it all worked out.
But still, my husband said, "It's a good thing we came home before you had a chance to connect this thing to the neighbor's porch!"
