Floor Plan Review / Construction Loan FYI

Like most newbies, I have been reading this forum for months and we are getting close to breaking ground, so I thought I would post my plan for review.

My husband and I have 2 girls ages 7 and 2. We are building an ICF ranch home on a 4 acre wooded lot in NW Indiana. I have posted the main floor. The stairs will lead to a large bonus area that we will use for the girls play area and maybe some room for my things too. We will also have a 3000 sq ft basement which we will finish parts of down the road.

The kitchen will have a larger island, it's not drawn in correctly on the drawing. I am also thinking about having an opening from the kitchen to the 4 seasons room, but I would like some feedback on that. Another decision that isn't final is the placement of the fireplace, right now we have it as a dual room fireplace between the great room/4 season room.

Also, FYI for those of you getting ready to obtain a construction loan, check out Peoples Bank if you have them in your area. They had the best deal around, 1/2% origination and 4.25% during construction on the draws.

If this were my kitchen, I'd rather have an L + larger island than a U + small island. The L will give you less counter space . . . but it'll be a more functional kitchen because you'll have better flow for traffic, and you won't have to walk around the island so much. Also, if you keep the U, you're going to run into two big problems: You'll have to deal with two corners, which are expensive and always inefficient. And with the U, you're going to end up with the dishwasher either next to the corner (so that opening it prevents you from accessing the upper cabinets) or separated from the sink on another leg of the cabinets.

Lots of wasted space in the master bath -- square baths lend themselves to that problem because everything has to be around the edge. I'd make the shower larger.

Is that set of lines in the master bedroom a division into a seating area? If so, where's the bed going to be placed? I don't see an obvious place.

If you flip-flop the office and the laundry (which would also flip-flop your entryway /porch, you'd make the laundry more convenient to the master bedroom, AND you'd be making the laundry adjacent to the two bathrooms . . . which would save on plumbing.

An out-front garage dominates the house. Do you have any other options?

The bathroom next to the office seems teeny tiny. Is it really functional the way it is? Perhaps you could steal some space from the master bath to make it work better. I think the master bath has room to spare.

On second thought, do you really need a shower in that teeny bathroom? It's not near any bedrooms . . . .

Also, I don't like that it doesn't have a window.

Be sure to post your 1st floor plans on the kitchens forum for good layout feedback. For example: Most prep is done between the fridge and cooktop, and your counters near there are all short and broken up (unless that's a single under-counter oven on the cooktop wall - not sure.) Please don't build the lower wall next to your cooktop/range. It will limit your landing space and I don't see the purpose. The cooktop in that space without the lower wall will be much more practical. (Imagine taking a big pot off the stove... where can you put it? Not next to the stove - the walls are in the way.) Once that wall is gone I'd move the range a bit down the wall so it's farther from the upper wall. Your island is a barrier between the sink and the fridge (for washing fruit, veggies, etc.) It would be great to have a prep sink in the island for that. Also, if someone is sitting at the island, you won't have landing space for the fridge. Consider having the island overhang in an L shape: right side and part of bottom. Left of bottom is landing space for fridge and room for prep sink. Sitting at an L means people can speak to each other more easily than if they were all in a line. I'd offset the pantry door to one side or the other so it doesn't break up your cabinet / fridge run. That way you'll get landing space next to the fridge. I'd probably put it on the right (in the picture) so the fridge is closer to the range, but that depends on whether you access pantry items more frequently than fridge items while cooking. Not sure if your ovens are in the best spot. The ovens limit that space and right now open into the opening between the front hall and kitchen, which is likely more traveled than the opening between kitchen and DR. I think I'd prefer to have the ovens in the upper left corner and leave a nice long counter run by the cooktop. I hope you're planning on all or mostly drawers for your lower kitchen cabinets. I am sorry for your trouble. I am from a rural area and what live_wire_oak says is true--discounted sales are comps. In my rural area, high end houses are always worth less than they cost to build because there aren't many people that can afford to buy a high end house and those that can build their own. When the people who build these high end houses leave, the houses are sold at what you may think is a very discounted prices but which is really the FMV in a rural economy, even when the economy is good. Banks, especially now, have to look at market value in the area, not cost, when making their loans. I can feel your pain because you should have been told this at the beginning, not the end. You need to appeal the appraisal, but you are correct that it will be difficult because appraisers have taken a lot of the blame for the current mortgage crisis and are now being more careful than they used to be. I would also investigate whether you have any type of claim against the original appraiser--your reliance on his appraisal has harmed you.

If there are changes that involve structural elements, or the level of finishes, your bank will wantto reassess. Such as going from a 5 bedroom 4 bath to a 4 bedroom 3.5 bath, or reducig the kitchen from 400 sq ft to 300 sq foot. Or, if budgetary over runs in other areas cause you to put in vinyl floors and laminate counters instead of the planned for hardwoods and Silestone counters, that afffects the final appraisal of the home downward. It doesn't matter that it still cost you 400K to build, and they still lent you 320K to build it. If the home only appraises for 350K now, you WILL need to bring more money to the table, no matter if it still cost you that 400K to build it. Their investment % into the home isn't covered if the home is worth less. You'd need to come up with 40K to keep them happy.

Have you already chosen the architect? We've now had two custom homes built, but before that, we lived in a (nice) tract home for a long time. We were new to custom homes too, when we started! Continue doing what you have been doing, look at pictures of houses, house plans, visit open houses of new houses and resales, to get ideas of things you like (or don't like). A good architect will meet with you and have you talk about what you like and don't like. You could show the architect "sample" house plans, but only as a way to show things or spaces you like. Visit houses your architect has designed, make sure their style is what you want and like. In terms of having a house that's impressive, you might end up having a house that's right-sized for your needs, but be able to spend money on high-end finishes or appliances instead of unusable space and/or a huge roof. To me, that's much more impressive. Another thing to think about is what you want to "spend" your space on. If you're going to use a dirty kitchen only for frying fish, then maybe a cart outside makes more sense. It sounds like you've put this kind of thought into your coffee/bar area. Though for there, you might want to include a sink in that area. I would hate if our espresso machine wasn't near a sink. In terms of designs that work well for hotter parts of the country, look at U shaped house plans.

Thanks for the feedback, in the master our bed will be on the wall with the window, it will be one of those high wide windows. I know there is wasted space in the master bath, but our builder has a similar bath and it is very spacious, but I liked it. The one vanity isn't drawn in correct, it will be the same size as the one across from it.

We may make the office a future guest room, so that is why we decided to at least put a shower in the guest bath, but maybe we could rework our master and that bath to give a little more room to the guest bath.
