With enough money and steel you can pretty well accomplish anything. What you are proposing will require both, and a strucural engineer to examine the bearing points in the bqsement below in order to be able to carry the weight properly. You're proposed door is at the juncture of two weight bearing walls so that makes it a lot more complex and thus more costly than a regular header and lally column. I'sd say it would cost between 5K to 10K depending on what the engineer finds and how much manpower will be needed to manage the wteel and temp supports.

Even though, "with enough money and steel," you COULD do it, I strongly recommend against moving your front door to the proposed location. Keep in mind that when it rains, you'll have water pouring off the roof right at that corner. Bad for your (new) front door and bad for any guests who might arrive or leave during a downpour. I also think your front elevation would look REALLY odd with your front door halfway under the teed-out section of roof. I can't imagine how you could ever achieve a balanced look with that situation.

Why don't you post a sketch of your current floor plan and a sketch of what you're trying to accomplish with your remodel? Maybe someone on this board can help you find a remodeling solution that will meet your needs/desires without having to put your front door in such an odd location with all the attendant costs of engineering some sort of special steel header and joists.

I'd agree...you can DO it, but is it financially worthwhile for you? I wanted a walk-out basement, and my builder basically said, "that's pretty expensive storage space you've got there". He was right, but you can't go back and put one in after the house is done.

It definitely would give you a nice big closet, but you have to think about whether the cost of that storage space is worth it to you.

Nope.

Even a slab has thicker areas meant to support the structure.

If you move a point load without the correct footing under the slab the slab itself may just crack.

Slabs are designed to hold the weight of the building contents.
When the building itself is being supported slabs often increase to 8-10 inches (or more).

Now that I've looked at them, I'm wondering how you plan to use the room currently labeled "den" after you remodel. Is that going to stay a second living area or become a bedroom?

I ask because if you plan to keep two living areas, have you considered making the current den into your more formal, more public living room and using the living area by the kitchen as a family room/den.

If the current den became the front parlor (to use old fashioned language) you COULD put your front door where that window on the side of the bricked section. Then, turn the current foyer into a walk in closet for the first bedroom. Pull just the corner bedroom forward into the porch area to leave room for a nice large closet for your master bedroom. Extend a roof on the side to create a new porch section - giving you an L shaped covered porch.

Having the front door facing to the side won't be odd if you put in a curving walkway that leads to the front porch.

What you are envisioning makes sense and is more appealing. However, it's probably an $8K to $10K (or more) expense after concrete, framing, roofing, siding, electric, trim, paint, flooring and any other necessary trades. If the expense and aggravation is not an issue, you'll be fine.

bevangel, I thought of just leaving that den as a living area, with the tv so the noise of the kitchen and people talking doesn't interfere with the tv. Heaven forbid anyone talk while sports is on tv. ;)

But I rather like your idea of putting a bedroom there. It would be really nice when the married kids came to visit, or guests who want a little privacy. Or someone who snores. lol

The window is further over though which would put the door right in the middle of the room and then take up a lot of space with hall. But you've given me a fresh approach and I'm going to look at it from every angle now.

On the other thread, Mary said something about moving the door to the end of that den. It isn't possible because of the building line, but it does make me wonder if there is somewhere else to put the door so we can make better use of the wasted hall spaces.

I have been looking at this from every angle, and I just can't find a way to make it work with any other door location.

So I'm back to leaving the door where it is, and adding roof over it so that blasted valley isn't throwing water onto everyone walking up the sidewalk.

Given the location of the door and the valley above, do you think a gabled porch would work there, something like this, either facing the street, or at an angle between the two wings of the house?
