Gee, thanks everyone for all the kind words. Designing the room and the farmers porch was a lot of fun with the software. My contractor even had me print out copies to use for the permits. cady, you are right; I am sure I will actually save money on heating with the addition, because it is better insulated than the old house (even though there is blown-in insulation in all the old walls) and because those two, drafty plank doors are gone. They looked cool, but they were terribly inefficient and were not even used as entrances. As for a house tour, Id love to host anyone willing to drive all the way up here. With my travel schedule and location Im never able to attend all the great functions everyone coordinates on this forum (sniff). There are five bedrooms (and two barns), so plenty of crash space. August is the best garden show time up here, because all the big players e.g. phlox, rudbeckia, echinacea, heliopsis, etc, are in bloom. Unless everyone likes snowshoeing in the winter. claire, pokeberries I have in abundance. I should take some pics of them before they die back. Now, regarding cadys ideabeing a bachelor, I am intrigued by the idea of having a tarted-up hussy at the house, at least for a while. Is it possible to rent a variegated Artemisia? White wood asters sound nice. I have something that looks kind of like a faerie garden. There is a path off of the lawn through a copse of evergreen trees down to the pond. It is not very large, but it is kind of cool, with almost an enchanted feel. There is not much under the trees except for ferns and a few struggling brambles. Id love to add some woodland plants that could provide some interest and color. Any ideas? diggerdee, we dont have termites up here, but do have carpenter ants. The wood pile is now up on pressure-treated posts, so it is probably safer than it was when it sat right on the ground. But, I do spray around the house perimeter as a precaution. When we tore into the old walls, we found some evidence of carpenter ant activity, but it was not recent and didnt affect the integrity of the walls, fortunately. As for repair of an old house vs. a 1950s cape, Id have to say that they dont make them like this anymore. The house is pretty much built like a tank. Except for the fact that it is irregular in its measurements and has the original horsehair plaster on most walls, it is great to work on it. martinetct, your husband is totally spot on. One of the exterior walls (on the el that houses the kitchen and garage) was/is 2 ½ inches wider at the base than at the top. Try lining up trim against that. And, the floor in the kitchen slopes such that the new room is level through the French doors into the kitchen, but there is a 3 ½ in step up into the dining room (yet you dont notice it in the kitchen). The wall behind the farmers porch weaves like a drunken sailor, which made it fun to line up. And, of course, nothing is level and nothing is square. But, thats part of the fun and certainly part of the charm of an old house. As for the windows, they are Harvey replacements with the grill between the panes. Not practical to try to match the existing windows. When I bought the place all the storm windows were shot and all the main windows needed to be reglazed. I had the option of having the work done or just replacing the windows for the same price. I wanted to keep the look, so opted to have the old windows redone. But, even with the new storms, they are not very efficient. And, they are a royal pain to clean, they stick in the summer, some are missing hardware so dont stay open, and in general they are not fun. Now that weve put in these matching vinyl replacement windows that have a snug seal and that tilt in for cleaning with no grills to get in the way, I see how much easier they are to use and to maintain. Despite the cost, I think that, once I redo the kitchen (this winters project) I will bite the bullet and have all the windows replaced. True, they are real 12 over 12, but they are not original to the house (they are the kind that have the two metal buttons on the sides you push in to open and that lock into slots in the frame at two locations). There is only one place where there is original glass over the front door. The door is original and even has the bar across it to fend off attackers (as in "Katie bar the door") as well as the original skeleton key still in the lock. Over it are six small panes of glass. They are wavy and bubbly, and I believe have been there from the beginning. As for the original family being upstanding, yeah I think they had some money. The rooms are really big for a true colonial with the all the front rooms on both original levels being approx.15.5 x 14 feet and wainscoting pretty much everywhere. There are closets in almost every room, and if you remember that the British taxed houses based on the number of rooms and considered closets to be rooms, the owners either had a lot of money to spend, or, being in northern New England, just thumbed their noses at the British and figured no one would ever collect the tax from them. I prefer to believe the latter. I'll pass on your congrats to my contractor. I may come up with the ideas, but he does all the work. He was my house inspector, a carpenter, and it turned out he liked to work on old houses. We hit it off, and he has done all the improvements (or GC'd them) over the past few years. Another project I did not mention was one we did the first year I bought the place. It is a tradition that my entire family comes up for Thanksgiving two parents, sister, brother-in-law, six kidlings and a dog. It is an invasion on the scale of the Allied landing in Normandy with similar, if not greater, logistical requirements. Anyway, I needed places to put everyone and the house only had three bedrooms on the second floor (one space was converted years ago into a master bathroom, a guest bathroom and a laundry room). So, I talked it over with my contractor and we took that attic and converted it into a finished third floor. There are two bedrooms and a full bath with tub up there. It hardly ever gets used, except when my sister visits and we throw all the kidlings up there. We kept the massive roof beams exposed and used V pine for the ceiling. It looks pretty neat. We did get rid of the trap door to the roof, since it was covered anyway by the metal roof, and we also eliminated the musket holder in one of the windows that was there to steady the gun for plunking Indians or British, I assume. People have asked me if the house is haunted, especially since I live alone (not counting Cord, The Wonder Chow). I figure I am at least the 12th generation to live in it, so there is some history in the place. But, I have never been bothered by anyone or anything. Before I bought the place, it was in a state of semi-disrepair and no one had lived in it for a number of years. I figure that, when my whole family, from three to eighty two, is gathered around the dining room table for Thanksgiving laughing and talking, the house is happy. Anthropomorphic and stupid, I know. But, I feel like a steward and hope to eventually pass on the house in better condition than when I bought it and ready for another 200+ years. Lzerarc, I have heard of companies doing just what you describe with recessed cans & bath fans. it has been a while, because for the most part we are foaming the roofline. if ducts are in the conditioned living space then attic floor is foamed. here,it is uncommon for ducts not to be in attic..sadly. epic fail on designer/arch imo most of the thread is about open cell. as per post #4 in which OP specifies foam type. I have the same problem in getting foam companies to install 8-9" of open cell sf insulation. on a few occasions I can 'make' them install this depth, but it causes bad feelings with the company & sometimes my client. the line from the foam company is that it raises cost of install. this tatic to me bears explaining. when adding to depth of foam insulation, it does NOT double the cost. to break it down, the homeowner pays for the foam company's set up. getting truck on site, heating the product, setting up the hoses to spray and prep work. once this is done, the cost to add more product is only product cost. it isn't much more time, as spray foam install is fast. set up has been paid for. to go from 3" to 6" or 9", the homeowner only pays for the extra product, and minimal time to install. this was the discussion in going from 3" to 6". foam co would say...double the cost, homeowner would balk. once the homeowner understood that they would be paying for setup etc no matter if 3",6" or more was installed, then we could start the conversation about true costs to insulate more. as for flash & batt, it just isn't happening here. if the foam company is on sit, they aren't there to just spray 1", when they could be on another job spraying more & making more money. if the foam co can't convince the homeowner to install more foam...they simply do not take the job. now maybe if they worked for a builder & had several houses to do with flash/batt. but in my area, the foam salesmen have flat out told me that they won't waste their time doing flash/batt. IMO it isn't a bad way to go...just getting a company to make minimal money when they could be making more for the same amount of time. I'm 100% with you on no recessed lights. this is a trend I keep waiting for its death! personally why Insulation Contact (not IC Air Tight) are even still produced is something I don't understand. even when recessed lights are to be installed under porches, I have homeowner/electrician purchase only ICAT. otherwise the boxes get mixed up during install & types are mixed in the house. upcharge isn't much per case to go IC to ICAT.

I'm sure I understand the difference between scanning and copying. We have a regular copier which is not what I need to solve my problem. There is a scan program for the HP fax, scanner, printer, copier but we only use it as a printer for our laptops as it has wireless capability. I used the copy function once but it was so slow I decided we really didn't need the scanner anyway (at that time) as I didn't want to take the time to play around with it. A couple of years ago, Office Depot GAVE me a scanner when we bought our laser printer but we didn't have the room to add another machine we really didn't need. I even considered donating it but it was a flatbed scanner which I thought would come in handy if we ever wanted to scan something from a book. Hopefully there is software with one of the scanners that will enable me to fill out the forms as I normally do with the typewriter. That never occurred to me until Colin mentioned it. In the old days when computers promoted faxing someone claimed an easy way to scan documents into your computer was to fax them to the computer but I never needed that either. It's almost ten years and I'm still in the last century, LOL. Hope to have time next week to try out the scanner at last the wireless one. Will post my results.

But along with all these common fall plants there are a couple of treasures, "unsung heroes" that more people should grow. The first is Caryopteris divaricata. Though related to the common shrubby caryopteris, this is a true herbaceous plant. It looks like a large salvia, maing a 4' mass of foliage all season which stands up straight and holds its place in the garden. Then in the fall, it makes a cloud of these way-cool orchid like flowers. The boss of stamens at the top makes an arch over the flowers, which are much showier than the standard shrubby caryopteris, at least individually. The plant needs to be planted where you can enjoy the flowers up close. The second plant I just love and rarely see is Chelone lyonii 'Hot Lips'. The turtleheads are all wonderful garden plants, they possess a great quiet beauty and toughness. I also grow C. obliqua which is very nice. But 'Hot lips' has such great foliage, almost a blackish green. Even in this hot dry year, the plant has the presence of a fine shrub throughout the garden season with its pristine dark foliage. And it has been blooming for weeks now. The drought I guess and we did not water very much this year. Pink turtlehead, guara, plumbago and the cone flowers. Much needed this time of year. If you have the space I highly recommend it. Gaura is a newbie one for me and I love the pinkish 'butterflies' which seem to float right at the stem tips. My yellow butterfly bushes ususally bloom well into November here...I don't think I could garden without them...lol. This is a plant that has rather "gone out of favor" over the years as showier plants have arrived on the scene. It is wonderful in combination with Dicentra spectabilis, Hostas, FERNS, and (I'm told) Aconitums. I have no disease troubles and only an occasional nibble on its leaves. Chelone glabra is a native wildflower in my region of the country and it is truly breathtaking at nearly 4'H in a moist area! I adore Cimicifugas, Kirengeshoma palmata, and Dictamnus. I think like Barry Glick, that somebody must have missnamed it. My bush has square stems, the leaves are bigger than yours though, but I just went out and crushed a leaf, and it stinks too. I bought it this spring and it has been blooming ever since, no signs of it letting up either. As far as I have been told, it will come back from the roots here in zone 8. Bumblebees go crazy over it, but they have to climb over the flower to the back somehow, to get the nectar. They might be the only ones that can get to it. Cassia lindheimeri (Velvet leaf senna) Grasses - Muhlenbergia capillaris and Muhlenbergia filipes (natives) and Pennisetum alopecuroides 'Moudry' (new favorite from last fall - highlight of October garden tour). Shrubs - Encore azaleas started blooming last week. If this year is anything like last, they will bloom off and on through spring. Camellias... Roses here are incredible in the fall - almost as good as the spring flush. I grow 100+ roses - mostly antiques - Duchesse de Brabant is one of the best for fall bloom. Also love Belinda's Dream. Not uncommon to have a few roses still going at Christmas time. This plant was here when we bought the home in April of '98, and is now a scrumptious 4'X4' mound, and has been blooming for several weeks now. I have spread it about to a couple of other locations as well. I thought it was C. obliqua, but whatever it is, I adore it! My newly found favourite fall-blooming perennial is Patrinia scabiosifolia, or 'Golden Lace'. I grew this from seed in the winter of 2001, and am thrilled with the delicate, airy heads of lemon yellow blooms. I will put Verbena bonariensis with it next season, will be a knockout fall combo. In 'real life' the flowers are more of a rich rose pink. The foliage IS that rich blackish gray green, even richer than shown in the photo. That's why I say it had a strong presence in the garden through the summer as a foliage plant. I also love caryopteris and patrinia and chelone and cimicifuga. Asters and mums of course are better known. The sedums are well known but my absolute favorite is a ground cover, s. pluricaule, which starts blooming for me in early September and will go on for many weeks. The wispy pink variety has been bloming for several weeks, but the white B. 'Snowbank' is just coming out. I have it planted among ornamental grasses and also at the back of a long border with New England Asters and Sedums. One of the last things to bloom for me is Aster tartaricus, often as late as early November. For the front of the garden, I love the Alliums - especially A. senescens glaucum (the Curly Chive) and A. thunbergii 'Ozawa', an October bloomer. Tough and easily grown, 7' tall in lean soil with no staking, though some of mine do flop down (so you can appreciate the soft color of the flowers. Mine are just going by now, didn't get any great pics this year, but love the rust/orange ones. I am also with chouchou. My favorite jap anemone is Pamina too, and I love the way Agastache rupestris just finds its own spot. This one just seeded here, it's not 'supposed' to be there, but makes a nice contrast with the tight form of Buxus 'Graham Blandy' And being a geranium nut, I have to show a geranium which I believe will be a great fall plant (and summer too), that being the new geranium 'Rozanne'. It has the wonderful marbled foliage and long late bloom of 'Buxton's Variety, its parent, without being quite so fussy. It reconciles the Rudbekia and the Penstamon with the Japanese Anemone, amazing. The foliage has a lovely lemony fragrance when you brush against it. The caryopteris are almost finished, sadly, but the buddleia keep on going due to deadheading. Lavenders are in varying stages of bloom in my yard, with the Musteads in full or slightly past full bloom and the Provence and other larger ones still in bud. Chaste trees can also provide some color at this time of year, if they are cut back after the first bloom. (I had both the blue and white blooming at this time last year, but am saving the seed this year, so...no blooms.) My hydrangea paniculatas, especially the Tardiva, are providing some color to the yard, too. These plants make clouds of white to pale pink or lavendar blooms, are ideal in poor soils, but will also do well in average garden soil. This year I have a Paul Neyron rose surrounded by Victoria Salvias with Blue Mist flower along one side mixed in with the salvias and a pale yellow lantana called Lemon Drops in between. The purple of the salvia seems to tone down the lavender and help it blend better with the other colors. I know you're not supposed to plant things so close to roses but I really like the way this looks. For me, it makes a nice filler and is shallow rooted and easy to thin out where you don't need it. I have it in full sun. I tried a Caryopteris once but it didn't make it. Our summers are brutal. E. greggii is native to Texas and parts of the Southwest, blooming in spring and fall and attracting butterflies. It grows to about 18 inches and is rated hardy to zone 7. I also grew a shrubby Mexican Eupatorium (E. viburnioides) in the Houston area (it's been offered by Yucca Do nursery). (The plants we can grow here sound so unsophisticated compared to your plants further north...) but I can't complain about the beautiful color right now. I suspect that you can grow Euphorbia polychroma, but I can't guarantee that it would turn color for you. Some gardeners in mild climates suggested that it did not turn color without significant cold. But of course, there is an easy way to find out (try it and see, then let us know...) I have to laugh about your comment about not wanting to use shrubs because you are still playing 'musical plants' and making changes. I can tell you that doesn't stop me! I spent the weekend moving shrubs around, doing exactly what we do with perennials. It really isn't a problem as long as you don't wait too long, (try it and see...). A few that come to mind are grasses in the genus Muhlenbergia (M. lindheimeri is a gorgeous blue-green grass with excellent flowers (there was a fine specimen at the Antique Rose Emporium the last time I was there) and M. capillaris lights up meadows with its hazy pink plumes in fall. Pennisetum setaceum rubrum will last deep into fall for you. You mentioned Mexican mint marigold, and another Tagetes (T. lemmonii) is a shower of late-season gold with a plus of citrusy foliage.
