OK, I'm pretty much sold on Toto, but...

I'm not finding everything I want. Either I'm looking for too much or not looking in the right spot.

1) ADA height - must have

2) Prefer 1 piece, but not a dealbreaker

3) Elongated bowl - highly desireable

4) Fully skirted - strongly desired but seems to be an issue

5) Not sure about the SanaGloss, might be nice.

6) Want to avoid the Drake - seems pretty controversial so I'll spend a few bucks more and get something that more seem happy with but I might be convinced otherwise.

1.6 gal. is fine, No advantage to me to go less than that. Dual flush is not anything special to me either.

Was looking at Vespin, Carlyle, Carolina and UltraMax. UltraMax seems to be the only one of these that have ADA height though unless I'm misreading something.

Got a plumber who's endorsing Gerber Viper & Avalanche. I'm hesitant after reading they were bought out and now made in China. Or am I overlooking a potential here?

Also a bit confused on some terminology. On the terrylove site the Dartmouth and Clayton say: "Meets the American Disabilities Act Guidelines and ANSI A117.1 requirements where installed so top of rim is 17"-19" from the finished floor"

So, I'm not sure what this means. Some sort of spacer to raise it up?

I now understand peoples' quandary over a place to sit and ponder...

Toto Soiree is ADA, elongated, skirted and one piece. Comes with Sanaglosss. I think Guinevere is the same.

Another endorsement for the Soiree (and Toto as a company). It might not meet your criteria for "fully skirted"--the back portion is not covered by the skirt (yeah, it does seem silly to me, too!), but it's still very easy to clean. Also, you can no longer get it in 1.6 gal (all 3 of ours are), but I think posts here re: the 1.28 gal have been positive.

Our three had shipped prior to Toto's modification of their Unifit (to address drip noise post-flush). Not only did they send us 3 new-style Unifits at no charge, they also sent a check to help defray the plumber's cost to uninstall/re-install the 2 Soirees thus far installed. I like companies that "do the right thing." :-)

Wow Jane, I am tired just reading about what all you did! Sounds like a wonderful time and lots of work and effort on your part. What a large group to entertain! So nice that your DH helps you with the decorating. Mine does not help with the inside at all. I carry everything up from the basement including the trees, all the boxes, ladders, etc. The only thing he does outside is put a blow mold Santa on our mailbox, although this year, he did run an extension cord from the backyard for some of the lights as they kept tripping the breaker this year! Again, getting everything down out of the rafters, off of the shelves, and put up is up to me! Sorry, I just needed to vent a little. I get a bit envious when I hear of other DH's that help with decorating. Anyway, looking forward to your pix. TFS, Candy

hi bama, painting is almost done. the martha stewart sale glaze looks really beautiful. we start putting down the hardwood on saturday. still in an undecided state about light fixtures. i love the bagatelle pendant (although in silver finish) at link below but it is out of my price range. lowes has a pretty do-able knock off i will look at today. caera is still missing so no pics. have to just bite the bullet and buy a new one. We're also in Oakland but used to live at 26th and California in the city for decades. Assume your lot is small and the soil can be poor, so you need to draw your lot to scale and figure out what you want from it. Seating on those rare nice days? Play area for kids? BBQ area for grilling? Flowers? Veggies? The options are endless but your space is limited. THe majority of your budget will go to hardscape unless you are lucky enough to have precisely what you want already. Plants are cheap and seeds even cheaper. There are no really good nurseries in SF. Sloat is barely passable and the others are worse. The closest "serious" nursery is Golden in San Mateo, a superb nursery right off 101 that is sitting on at least $1M of prime real estate - I'm sure that even now, the developers can hardly wait for the family to consider selling, LOL. The East Bay has Berkeley Horticultural and East Bay Nursery, plus Evergreen in San Leandro. Richmond (city of) has Annie's Annuals, a local fav whose website you should check out. She will be having her open house garden party soon, in May I think. She's the source for many terrific heirloom plants that do well here, including the stunning Ladybird poppy, one of the few annuals that I will buy. Contra Costa and Marin have some good Navlet's garden centers, a local chain, but nothing really near you. Don't overlook the big box stores, some of them have decent garden centers with cheap prices on basic stock. If you arrive when the stock is fresh, their plants are fine. EVERYBODY gets their stock from the same three major wholesalers; the private nurseries aim for more specialized plants and a better quality level on the standard plants. Because of this, even when you finally decide what you want and where you want it, don't expect to be able to buy every plant you're interested in. The growing stock comes in at specific times during the year, and special ordering is very costly (I've done it, and it isn't fun when a $250 4-ft tree dies). If you're into cottage gardening, the forum here is very active. I posted recently in the Gallery section of that forum, as spring has brought a lot of blooms in the last month. I don't find the CA Gardening as interesting, but it's more weighted towards edibles and Southern/rural CA gardening, which doesn't apply to me, but YMMV. You might also want to check out the Landscape Design forum. Bahia, a professional landscaper who works out of San Jose, does a lot of beautiful succulent installations and has been recently posting pictures of some of his work. Really remarkable stuff, very inspiring.

Jay, thanks for the Green site. I'll have to sit down and take my time going through it. marti8a, that is quite the house. It looks huge! It looks like they have implemented some good ideas, but the absolute true cracker style is very simple compared to that home, in the general style. However, whose to say if those early settlers were still around they wouldn't be trying something new, right? There were a few around with a cupola in the early days, but they don't seem to be common. We were going to put one on the house originally, but they can be hard to maintain and is another area for a potential roof leak. My husband said with the proper vents the house will perform the same as if it had a cupola. Some of the older homes have vents on the gable ends. I can't even imagine having a cupola with windows. I've seen a couple of them on modern versions of a cracker home. For one thing, who would ever want to clean the things? No one. So then you see dirty windows all the time. The other thing is the sun would be beating in and making the house extremely hot. There really isn't a practical way to cover them. Some cupolas do not have windows, but anytime you make a hole in your roof for something...... As people settled here from different areas they gradually brought some other styles with them. There are a few old homes in town that have been restored, and they have a more victorian look. There are also a few southern plantation styles that are old. The most common style still standing here is a two story "I" house with the added addition(s) on the back of the home. They had their kitchens outside the main living area for heat and safety reasons. They also added on as their families grew. The area that we live in is so cool because we can study these homes everytime we go into town or for a ride on back roads. We had a composting toilet in our "little house" (about 400 square feet) that we lived in while we built the main house many moons ago, when we were first married. I love the idea of composting toilets, and would have no problem with one in an outbuilding, but I didn't enjoy having one in my home. I'm not a squeemish person either. It made me feel like I had an outhouse in my house. They also have to be delt with properly or you can end up with odors, flies etc. I didn't get bugs in the house, but sometimes the venting fan froze in the winter and then pee you! The shower we build will most likely have a lip as well because the roll in ones can make a mess. I guess if one of us ever needs a wheelchair we'll have to remodel the shower. Hopefully, it'll never happen. My big thing is no shower door to clean and no shower curtains to deal with either. I'm still feeling really good about my loft. I won't be changing my mind again. Thanks for the suggestions. I'll look into the Soiree. I'm having trouble finding a local dealer so I imagine I'll probably order online but then is the issue of finding a plumber who'll install my toilet. One guy I talked to said he doesn't install them. How difficult can it be? Sheesh, I assume the installation is pretty much the same on all of the major brands. But I think part is that they don't get the markup on the fixture too. Argh.

We just put the Soiree in our powder room and love it! It meets all your requirements., ADA height, 1 piece, fully skirted, etc. It is a bit of a tricker install than your basic run of mill toilet, however if you get a plumber who really knows what he is doing there should be no problem. Another nice thing about the Soiree is that it comes with a toilet seat, so it is a perfect seamless looking fit. If you have to order it online you might want to look at homeclick.com. They are an authorized retailer of toto products. We almost did that but our plumber got us a great deal from a local supply place that was about the same price. Hope this helps.

I didn't read cat mom's post before I posted but she is right the skirt doesn't go fully around the back but since I can't see it back there, I still think of it as fully skirted. Oh, and we have the 1.28 gal and have had no issues at all. It works great!

Ours not installed yet but the Carlyle 11 Model # MS614114CEF(G) is one piece, elongated bowl, ADA, skirted, Sani Gloss, etc. Not sure if back is open - it's still in the box!

Still not sure which toilet to get. I thought I was set on Toto until I read about American Standard on GW. I'm considering American Standard Champion 4, check it out on the home depot website. It is a 2 piece, has a 4 inch valve, 1.6 GPF, elongated seat, comfort height, & everclean surface (sounds equivalent to Toto Sanagloss). Even comes with a soft close seat for $234.

Love, love, love our 1.28 gal Soiree. Have had it in for about 4 months. Plan to buy 2 more as replacements in other bathrooms eventually.

We have a Vespin II, installed eight months ago. It is ADA height, skirted, and it uses 1.28 gallons per flush; it flushes completely time after time. It is a good solution for our needs. But it is a two-piece.

If you want a stylish one-piece that has every technological innovation that any Toto has, look at the Inax Dover. Most of the features in Toto toilets appeared first in an Inax model in Japan.
